Bear Mountain Homes for Sale and Home Values

Bear Mountain rises on Skirt Mountain in north Langford, built around two golf courses, the Mountain Course and the Nicklaus Design Valley Course, with Bear Mountain Parkway as the main road up. Homes range from condos and townhomes near the resort to detached view homes, including homes with suites. Part of Bear Mountain sits in the District of Highlands, and the MLS tracks that side separately.

Selling in Bear Mountain

A Bear Mountain resale is measured against new construction up the hill, so value is built on what a builder can't hand over today: a finished yard, a settled view line, a permitted suite with a tenant, and no completion date to wait for. I compare sales by home type, view and fairway position separately, then check them against the builder homes a buyer tours the same day. BC Assessment is background only.

Three questions before you sell in Bear Mountain

  • If a buyer walked through a show home in the morning and your home in the afternoon, what would stay with them from yours?
  • Does your home have something the next phase up the hill can't offer: a mature yard, a specific view line, a suite that's already rented?
  • When you bought here, what was the one thing that decided it, and does your home still show that thing in the first five minutes of a tour?

Bear Mountain FAQ

Selling your Bear Mountain home

How much is my Bear Mountain home worth?

It depends on which Bear Mountain market your home is in, because a resort-area condo, a fairway townhome and a detached view home with a suite are priced against different buyers. The MLS area La Bear Mountain recorded 274 sales (MLS data via Lofty, October 2025 to September 2026), so there is evidence, but only some of it matches your home. I pick the sales that match on type, view, slope, usable yard, suite and age, check them against what a buyer could tour the same day, and give you a written range with every comparable shown. Get your written Bear Mountain value.

Can an investor buy my Bear Mountain house and rent out both the house and the suite?

Not on the Langford side, under the current zoning bylaw. Langford's bylaw requires the owner to live in either the main home or the suite, so a buyer can't rent out both as an absentee landlord. It also says the suite and house form one property that can't be strata titled separately, and the suite needs an occupancy permit and its own off-street parking. That shapes who I market to: owner-occupiers who want help with the mortgage, or families living together. On the Highlands side, the District of Highlands bylaw applies instead. I confirm your zoning before the listing mentions income. Ask me which buyer fits your home.

Does a golf course or view lot change how I sell on Bear Mountain?

Yes, but only for the buyers who want it. Frontage on the Mountain Course or the Valley Course, or a long view, draws some buyers and means nothing to others, so the marketing goes to the ones who care. Fairway and slope lots also raise practical questions: privacy, stray balls, cart traffic, a steep driveway and how much of the yard is usable. I answer those in the listing before a buyer's agent asks, and I compare your home with sales of similar lots, not just similar square footage. Send me your address and I'll tell you which lots I'd compare yours with.

How do I sell a Bear Mountain condo or townhome in a strata?

Gather the strata documents before you list, because a buyer's lawyer will ask for them in the first days of a deal. That means the bylaws and rules, recent minutes, the depreciation report, the budget, the contingency fund and any special levy being discussed. Rental and pet bylaws carry weight on Bear Mountain, since some buyers want a second home they can rent and others want a quiet building. I read the package with you first, so nothing in it surprises a buyer later, and your lawyer or notary confirms anything unclear. Selling a strata home? Ask me for the document checklist.

Is my Bear Mountain home in Langford or the Highlands, and does it matter when I sell?

It matters, because the municipality sets the rules a buyer inherits and decides which sales I compare yours with. Bear Mountain spans two municipalities: the City of Langford, and the District of Highlands, whose zoning bylaw includes a Bear Mountain Comprehensive Development zone. The Victoria Real Estate Board files Langford and Highlands as separate districts that match each municipality. Zoning, suite rules, taxes and services follow the municipality, so a sale on one side isn't automatically a comparable for the other. Your tax notice shows who bills you. Send me your address and I'll confirm your side before we set a price.

Should I update my newer Bear Mountain home before I sell?

Usually not a renovation, just finishing. Buyers comparing your home with a show home notice scuffed paint, unfinished landscaping, builder deficiencies that were never fixed and a garage full of boxes. Fix those, then gather proof the home has been looked after: your home warranty documents, service records for the furnace or heat pump, and permits for anything added since you bought. A buyer who sees the records trusts the rest of the house more, and that shows up in how they negotiate. Walk the home with me before you spend anything, and you get a short list of what to do and what to skip.

Can I sell my Bear Mountain home with a rented suite?

Yes, and the tenancy becomes part of what you're selling. Some buyers want the suite rented to help carry the mortgage, others want it empty for family, so decide which buyer you're aiming at before you list. Ending a tenancy follows BC's Residential Tenancy Act notice rules, and your lawyer confirms the steps for your situation. Buyers will also ask whether the suite has an occupancy permit from the City of Langford and its own parking. I check the permit record with you first, so the listing says only what is confirmed. Renting a suite now? Ask me how to show it without disrupting your tenant.

Living in Bear Mountain

Is Bear Mountain a good place to live?

It is if you want newer housing, golf and trails on a hill above Langford, and you're fine driving or taking a bus down to the shops. Bear Mountain is built on Skirt Mountain around two golf courses, with condos, townhomes and detached view homes. The MLS area La Bear Mountain recorded 274 sales (MLS data via Lofty, October 2025 to September 2026), which shows steady buying activity, not whether it suits you. Buyers usually compare it with Westhills, central Langford and the acreage on the Highlands side. Tell me your must-haves and I'll show you which part of the hill fits, or compare it with the rest of Langford.

What school district is Bear Mountain in?

Bear Mountain is in the Sooke School District, SD 62, which serves Langford, the Highlands, Colwood, Metchosin and Sooke, so both sides of the municipal line fall in the same district. Langford's SD 62 schools include Spencer Middle, Centre Mountain Lellum Middle and Belmont Secondary, along with several elementary schools. The school a home is zoned for depends on its exact address, and catchments can change as new schools open. Confirm the catchment with SD 62 before you write or accept an offer. If one school decides your move, tell me which, and I'll check homes against its catchment first.

What is there to do on Bear Mountain?

Golf, mountain biking and tennis on the hill itself, with a provincial park next door. Bear Mountain has two golf courses, the Mountain Course and the Nicklaus Design Valley Course, and the resort hosts a high performance training centre for Canada's national mountain bike team and a large clay court tennis facility. Goldstream Provincial Park, with Mount Finlayson, its waterfalls and its salmon run, is one of the parks the City of Langford lists for residents. If one activity is the reason you're looking here, tell me which, and I'll show you the streets that put it closest to your door.

How long is the commute from Bear Mountain to downtown Victoria?

It depends on when you travel, so test it at the hour you'd actually commute before you buy. By car, the trip runs down Bear Mountain Parkway to the Trans-Canada Highway, the main route between the West Shore and Victoria. By bus, BC Transit's route 52 runs between Colwood Exchange and Bear Mountain, and route 49 connects Skirt Mountain with Langford Exchange, where routes such as the 95 Langford/Downtown Blink continue toward downtown. Schedules change, so check BC Transit for current times. Tell me where you work and when, and I'll narrow the streets that make that trip easiest.

Can I add a suite to my Bear Mountain home?

Often, but Langford's zoning decides lot by lot, so check before you buy for it. Langford's zoning bylaw requires a secondary suite to be inside the main home, with an occupancy permit and one extra off-street parking space that isn't in tandem with the house's space. Garden suites have their own lot size and floor area limits. In 2024 the City amended its zoning for small-scale multi-unit housing, and a strata or building scheme on title can add its own limits. Confirm with the City of Langford by address. Buying for suite income? Ask me to check the permit record first.

Can I rent my Bear Mountain condo as a short-term rental?

Not as a nightly rental unless it is your principal residence or the property qualifies for an exemption. Langford is on the province's list of communities where BC's short-term rental principal residence requirement applies. Certain strata-titled hotels are exempt but must still register with the provincial registry, and a strata's own bylaws can restrict rentals further. Before you buy a Bear Mountain condo for rental income, read the strata bylaws and confirm the unit's status under the provincial rules with your lawyer. I pull the bylaws early in your search so you know what a unit allows before you write an offer.

How much are property taxes on Bear Mountain?

Your bill comes from your BC Assessment value and the rates set each year, so it moves with both. On the Langford side, 2026 taxes were due July 2, a 5% penalty applied from July 3, and a further 5% applied September 1 to current taxes still unpaid. The home owner grant had to be claimed before July 2 to avoid the penalty on that portion. A strata adds monthly fees on top of the tax bill. On the Highlands side, the District of Highlands sets the rates and bills instead. Buying or selling mid-year? Taxes are adjusted on the completion date, and I include them in your numbers before you decide.
