Brentwood Bay Homes for Sale and Home Values
Brentwood Bay is the village on the Saanich Inlet side of Central Saanich, centred on West Saanich Road, Verdier Avenue and Wallace Drive, with Butchart Gardens and Tod Inlet close by and the Mill Bay ferry at the end of Verdier. Homes run from waterfront and view properties above the bay to ranchers and split-levels on larger lots and townhome and condo buildings near the village. Brentwood Bay recorded 106 home sales (MLS data via Lofty, October 2025 to September 2026).
Selling in Brentwood Bay
A Brentwood Bay price is built from the water first: view, walking access or true frontage, and whether a dock has its provincial authorization. Then lot size, slope, sewer or septic, and what the zoning confirms about a suite. I match your home to sales with the same mix, check what is competing on the Peninsula today, and show you what buyers chose. BC Assessment is background only.
Three questions before you sell in Brentwood Bay
- When you describe your home to a friend, do you lead with the view or the house, and would a buyer agree?
- If a buyer asked about the septic, the roof and the slope on the same walk-through, how comfortable would the answers be?
- What date do you need to be moved by, and does your sale plan start from that date or from today?

Brentwood Bay FAQ
Selling your Brentwood Bay home
How much is my Brentwood Bay home worth?
It depends on what your home has that the house two streets over doesn't: the water, the lot or the layout. Brentwood Bay recorded 106 home sales (MLS data via Lofty, October 2025 to September 2026), and only a handful of those will match yours on water exposure, lot size, slope, sewer or septic, suite and condition. I group the sales by those factors first, then check them against what is listed on the Peninsula today, and give you a written range with every comparable shown. Get your written Brentwood Bay value here, or enter your address at the top of this page.
Does a water view or waterfront change how I price my Brentwood Bay home?
Yes, and a view, a short walk to the water and true waterfront are three different prices, so I never price them off each other. Waterfront buyers also ask about the dock. In BC, a dock on Crown foreshore needs provincial authorization under the Land Act, either general permission or a specific permission or lease, so I ask for that record before we list rather than let a buyer's lawyer find the gap. Your lawyer confirms what transfers with the sale. If your home faces the inlet, send me the address and I'll tell you which group of sales it belongs in.
Can I add a suite or extra units to my Brentwood Bay lot before I sell?
Possibly, but buyers pay for what is confirmed, not what is hoped. Brentwood Bay village sits inside Central Saanich's urban containment boundary, where the Residential Neighbourhood zone allows up to four units depending on lot size. A lot not connected to municipal water and sewer is limited to one principal home plus one suite, cottage or carriage house, and most infill needs a development permit. I check your zoning and servicing with the District before the listing says anything about potential. Wondering what your lot could carry? Ask me to pull the zoning for your address first.
Should I update my older Brentwood Bay home or sell it as is?
Fix what a buyer will see as risk and leave the big renovation to them. On older Brentwood Bay homes, a sloped lot raises questions about perimeter drains and retaining walls, and servicing comes next. Central Saanich usually has your sewer service location on file. If you are outside the sewer collection area, you can apply for inclusion, which Council reviews twice a year; otherwise a buyer will want the septic inspected. A pre-listing inspection lets you repair, price for it or disclose it first. Fresh paint and clean gutters cost little and show in the first photo. Ask me for a walk-through and a short list of what to do.
Can a buyer run my Brentwood Bay home as a vacation rental?
Only within BC's principal residence rule. Central Saanich is on the province's list of communities where short-term rentals are limited to the host's own home plus one secondary suite or accessory dwelling unit on the same property, and hosts must register with the provincial registry. With Butchart Gardens and the Mill Bay ferry close by, it is a fair question. A buyer who will live in the home and rent a permitted suite to guests may qualify; one planning a full-time vacation rental generally won't. The District can set stricter rules, so buyers should confirm with Central Saanich. Has your suite hosted guests? Ask me how to present it.
What do buyers compare a Brentwood Bay home with?
They compare it with whatever else gives them the same thing, which is rarely just Brentwood Bay. A waterfront buyer may also tour North Saanich or Cordova Bay. A family buyer on a budget weighs Saanichton, where the same money can buy a different lot or a newer subdivision home. So before I set a price I look at what is listed across the Peninsula that your likely buyer would tour the same weekend, then show you where your home wins and where it doesn't. See what you're up against: compare current Saanichton listings, then ask me for your side-by-side.
Is my BC Assessment the right price for my Brentwood Bay home?
No. BC Assessment values every property in bulk for tax purposes, using a valuation date that has already passed, and usually without seeing inside. It can't tell a deep-water lot from a steep one, or a permitted suite from a basement room. Treat it as background. Buyers in Brentwood Bay pay based on recent comparable sales and on what else they could buy this month. Two homes on the same street with the same assessment can sell far apart once the water access, slope and condition are weighed. Want to see your assessment next to real comparables? Ask for your written value.
Living in Brentwood Bay
Is Brentwood Bay a good place to live?
It is if you want a small village on the water with Victoria still within commuting distance. Brentwood Bay sits on the Saanich Inlet side of Central Saanich, with shops along West Saanich Road, Butchart Gardens nearby, Gowlland Tod Provincial Park reached from Tod Inlet off Wallace Drive, and a BC Ferries crossing to Mill Bay from the end of Verdier Avenue. It recorded 106 home sales (MLS data via Lofty, October 2025 to September 2026), which tells you buyers keep choosing it, not that it suits you. Tell me how you spend a normal week and I'll tell you honestly whether Brentwood Bay fits.
What school catchment is Brentwood Bay in?
Brentwood Bay is in the Saanich School District (SD 63), not Greater Victoria (SD 61). Schools in the village include Brentwood Elementary (K to 5) on Wallace Drive and Bayside Middle School (grades 6 to 8) on Newton Place, and Stelly's Secondary (grades 9 to 12) is on Stelly's Cross Road in Saanichton. Which school a home is zoned for depends on its exact address, and catchments can change, so confirm it with SD 63 before you write or accept an offer. If a school is your deciding factor, tell me which one and I'll check listings against it.
Can I add a secondary suite in Brentwood Bay?
Often yes, but the answer depends on where the lot sits and how it's serviced. Inside Central Saanich's urban containment boundary, which includes Brentwood Bay village, the Residential Neighbourhood zone allows three or four units depending on lot size, and suites can't be stratified. Outside the boundary, one secondary suite or accessory dwelling may be allowed where conditions are met, and on Agricultural Land Reserve land only a secondary suite is permitted. Zoning rules here have changed since 2024, so confirm the current bylaw with the District before you buy or build. Buying for a suite? I check the permit record first.
What parks and trails are near Brentwood Bay?
Gowlland Tod Provincial Park is the big one, with over 25 km of trails, reached from Tod Inlet off Wallace Drive or by boat. Oak Haven Park, a hilltop park south of Benvenuto Avenue, has a short climb to views over the Saanich Inlet and farmland. Centennial Park on Wallace Drive has walking trails along Graham Creek, and the Mount Newton Trail runs a gravel path beside Mt. Newton Cross Road toward Saanichton. If being on a trail or the water every morning is the point, tell me which one and I'll show you homes within walking distance of it.
How do I get from Brentwood Bay to downtown Victoria?
By car it's West Saanich Road or the Pat Bay Highway, and by bus BC Transit Route 75 (Saanichton, Royal Oak, Downtown) runs through Brentwood Bay with a stop at Verdier Avenue and Brentwood Drive. Route 83 (Sidney, Brentwood, Royal Oak) is another option, so check the BC Transit schedule for your stop. Commute time depends on the hour more than the distance, so drive or ride your real route at rush hour before you commit to an address. Heading the other way, the BC Ferries Brentwood Bay terminal on Verdier Avenue crosses to Mill Bay. Tell me where you work and I'll narrow the streets that keep the trip short.
Brentwood Bay or Saanichton: which is the better fit?
They are the two villages of Central Saanich and suit different buyers. Brentwood Bay faces the Saanich Inlet, with the marina side of life, Gowlland Tod and the ferry to Mill Bay. Saanichton sits east, near the Pat Bay Highway, Saanich Peninsula Hospital and Island View Beach. Over the same period Brentwood Bay recorded 106 sales and Saanichton 91 (MLS data via Lofty, October 2025 to September 2026), so neither is a thin market. Choose on what your days need: the water, the highway or the village shops. Still deciding? Browse Saanichton homes and I'll compare your shortlist.
How much are property taxes in Brentwood Bay?
Brentwood Bay homes are taxed by the District of Central Saanich, so your bill comes from your BC Assessment value and the rates the District and other taxing authorities set each year. For 2026, Central Saanich taxes were due July 2, with a 10% penalty on anything outstanding after that date, and an unclaimed home owner grant counts as outstanding. Check your notice or the District's website for this year's rates. If you're buying or selling, property tax is adjusted on the completion date, and your lawyer handles that. I include it in your numbers before you decide.
