Cedar Hill Homes for Sale and Home Values

Cedar Hill, the Saanich board area Se Cedar Hill, is built around Cedar Hill Park: about 53 hectares holding the Cedar Hill Golf Course, the Cedar Hill Recreation Centre and a busy chip trail. Mount Tolmie Park, the new Cedar Hill Middle School building on Cedar Hill Road and the Shelbourne corridor are close by. Streets mix post-war family houses, homes with suites, rebuilds and some townhomes. The area recorded 117 sales (MLS data via Lofty, October 2025 to September 2026).

Selling in Cedar Hill

In Cedar Hill, buyers price the house and where it sits against the park. A park or golf course edge, a suite with permits, the lot and what Saanich's 2024 small-scale housing rules allow on it, and the state of the roof, drains and electrical all move the number. Two similar houses a block apart can sell far apart. I price from matched sales, what's competing now and what buyers chose instead. BC Assessment is background only.

Three questions before you sell in Cedar Hill

  • Does your home's spot near Cedar Hill Park show in the photos, or does a buyer only discover it on the tour?
  • If a buyer's inspector opened your electrical panel and scoped your drains tomorrow, what would they find?
  • Would your home sell better to a family wanting the suite as space, or to a buyer wanting it as income?

Cedar Hill FAQ

Selling your Cedar Hill home

How much is my Cedar Hill home worth?

It depends on what your house offers against the ones a buyer tours the same week: the suite, the lot, the condition and how close you sit to Cedar Hill Park. The board area Se Cedar Hill recorded 117 sales (MLS data via Lofty, October 2025 to September 2026), but only a few of those will match yours on those points. I choose comparables that do, check them against what is listed now in Cedar Hill and next door in Quadra and Gordon Head, and give you a written range showing every sale I used. Ask for your written Cedar Hill value.

Does backing onto Cedar Hill Park or the golf course add value to my home?

It can, but it has to be proven with sales, not assumed. Cedar Hill Park covers about 53 hectares, with the municipal Cedar Hill Golf Course and a well-used chip trail, so a home on its edge offers green space behind the fence. Some buyers pay for that. Others weigh the trail users, the golf balls or the lack of privacy. So I compare park-edge sales with similar homes a street back before putting a figure on the outlook, and the listing shows the view only where photos back it up. Tell me your address and I'll check the comparables.

How do I sell a Cedar Hill house with a suite?

Get the paperwork straight first, because a Saanich buyer's lawyer will ask whether the suite has a building permit. Saanich requires one for every new or recommissioned suite, and since June 2024 the owner no longer has to live on site, which brings investors into your buyer pool. Then choose between selling the suite vacant, for a family that wants the space, or tenanted, for a buyer who wants the income. Your lawyer confirms any tenancy notice rules. Ask me to review the permit history with you before the listing is written.

Should I update my older Cedar Hill house or sell it as is?

Deal with what an inspector will flag, and weigh anything bigger carefully. Older Cedar Hill houses get checked for an oil tank, perimeter drains, the electrical panel and the roof, and unanswered questions there turn into price reductions after the inspection. Paint, lighting and a tidy yard cost little and show in the first photo. A full kitchen may not come back at sale, especially for a buyer planning their own changes or a suite. I walk through with you and sort each item into fix, disclose or leave. Ask me for that list before you hire anyone.

Can my Cedar Hill lot hold more homes under Saanich's new rules?

Possibly, and it is worth knowing before you price. Since June 30, 2024, Saanich lots in single-detached zones inside the Urban Containment Boundary can hold three to six units without rezoning, depending on lot size and location. A qualifying lot can also have both a secondary suite and a garden suite, and five or more units need a development permit. Some buyers will pay for that potential, but only if it is confirmed. I check your zoning and lot with Saanich planning before the listing mentions any of it. Send me your address and I'll start there.

What will buyers compare my Cedar Hill home with?

They shop by budget and commute, so your competition is wider than the neighbourhood. A buyer looking at Cedar Hill is often also touring Quadra, Gordon Head and Mount Tolmie, and across the border, Victoria's Oaklands. Each offers a different mix: lot size, suites, distance to UVic or downtown, and a different municipality's rules. Your home sells when it wins on what that buyer cares about. Before we list, I map out the homes a buyer at your price could see the same week. Compare Quadra homes for sale.

Is my BC Assessment the same as my Cedar Hill home's market value?

No. BC Assessment values every Saanich home by mass appraisal for property tax, as of a date that has already passed, usually without anyone stepping inside. It can't see that your suite has permits, that the drains were replaced, or that the house next to yours on Cedar Hill Road backs onto the park and yours doesn't. Buyers pay based on recent matched sales and what else they can tour now. Use the assessment as background only. Want both numbers side by side with the comparables that explain the gap? Living in Cedar Hill

Is Cedar Hill a good place to live?

It suits people who want a central Saanich house with green space on the doorstep. Cedar Hill is built around Cedar Hill Park, with the golf course, recreation centre and chip trail, and Mount Tolmie Park close by. Cedar Hill Middle School, bus routes 17 and 24 and the Shelbourne corridor are all close by. It recorded 117 sales (MLS data via Lofty, October 2025 to September 2026), which shows homes here change hands, not that it fits you. Tell me what matters most, and I'll tell you honestly whether Cedar Hill or a neighbouring area fits better.

What is at Cedar Hill Park and the Cedar Hill Recreation Centre?

Cedar Hill Park is one of Saanich's largest parks, about 53 hectares. It holds the Cedar Hill Golf Course, which the District runs, the Cedar Hill Recreation Centre and a chip trail that walkers and runners use daily. The golf course dates back to 1921 as a private course, and Saanich adopted a management plan for the park in 2020. For residents, that means a large, protected green space in the middle of the neighbourhood. If being able to walk to it matters, tell me, and I'll show you Cedar Hill homes within a few minutes of the trail.

What school catchment is Cedar Hill in?

Cedar Hill is served by the Greater Victoria School District (SD 61). Cedar Hill Middle School, at 3910 Cedar Hill Road, moved into a new, seismically safe building in September 2025, replacing a school nearly 100 years old. Your elementary, middle and secondary catchment, though, is set by your exact address, so look it up in SD 61's School Locator Tool before you make an offer. Out-of-catchment spots need a transfer request and depend on space. If a school decides your move, tell me which one and I'll check each home we view against the locator.

What parks are near Cedar Hill besides the golf course?

Mount Tolmie Park is the big one. Its summit, about 120 metres up and reachable by road, looks out over Greater Victoria to the Olympic Mountains and Mount Baker, and more than 1,500 metres of trails wind through Garry oak meadows. Swan Lake Christmas Hill Nature Sanctuary, with its floating boardwalk, is a short drive west. Add the Cedar Hill Park chip trail and you have three very different walks within reach. Tell me which one you'd use most, and I'll show you Cedar Hill homes closest to it.

How do buses run from Cedar Hill?

Mainly on Route 24, with more options on Shelbourne Street. Route 24 Cedar Hill/Tillicum Centre starts at Garnet Road and Cedar Hill Road, runs to Cook Street and Hillside Avenue, then through downtown to Tillicum Centre. Route 17 Cedar Hill is a school-focused weekday trip from September to June, so don't plan a daily commute on it. On Shelbourne, routes 27 and 28 stop at Hillside Avenue and at McKenzie Avenue between downtown and Gordon Head. Check the current timetable for the stop nearest the home. Tell me where you work or study, and I'll short-list Cedar Hill homes that keep the trip simple.

Can I add a suite to a Cedar Hill home?

Usually yes, if the lot qualifies under Saanich's rules. Since the 2024 zoning changes, a single-detached lot inside the Urban Containment Boundary can have both a secondary suite and a garden suite, and the owner no longer has to live there. A garden suite needs an RS or RD zone and a lot of at least 400 square metres and 12 metres wide, and can't be a short-term rental. Every suite needs a building permit. Confirm the lot with Saanich planning before you buy. Buying for suite income? I check the permits before you write an offer.

How much are property taxes in Cedar Hill?

Cedar Hill is in the District of Saanich, so your bill is your assessed value multiplied by the rates Saanich sets each year. For 2026, Saanich taxes were due July 2, and anything unpaid after that took a 5% penalty, including a Home Owner Grant not claimed with the Province in time. Check your notice or saanich.ca for this year's rates and your figure. Buying or selling mid-year? Property tax is adjusted on the completion date, and I build it into your net numbers before you decide. See all Saanich homes for sale.
