Central Langford Homes for Sale and Home Values

Central Langford is the city's core, the streets around Goldstream Avenue, Veterans Memorial Parkway and Station Avenue, with Langford Lake to the west. On the MLS this area is called Langford Proper. It mixes condos and townhomes near Goldstream Avenue with older detached houses on larger lots and newer homes with suites. Selling in Central Langford

In central Langford, value comes from what a buyer can't get in the new building down the street: a lot with room, a permitted suite with a tenant, parking for more than one vehicle, and a walk to Goldstream Avenue. I compare sales by home type and era, track lot size and suite income separately, then check them against the condos and townhomes a buyer can tour the same afternoon. BC Assessment is background only.

Three questions before you sell in Central Langford

  • If a buyer is weighing your home against a new townhome a few minutes away, what does yours give them that the new one can't?
  • Does your suite have its own entrance, its own parking and a lease a buyer can take over? Buyers price those very differently.
  • Which part of your house would you fix before listing if you knew a buyer would ask about it in the first ten minutes?

Central Langford FAQ

Selling your Central Langford home

How much is my central Langford home worth?

It depends on what kind of central Langford home you own, because a condo off Goldstream Avenue, a townhome and an older house on a big lot compete for different buyers. The MLS area for central Langford, called Langford Proper, recorded 144 sales (MLS data via Lofty, October 2025 to September 2026). I pick the sales that match yours on type, era, lot size, suite and condition, check them against what is listed near you today, and give you a written range with every comparable I used. Get your written central Langford value, or enter your address at the top of this page.

How do I sell an older house on a large lot in central Langford?

Find out what the lot allows before you set a price, because some buyers are paying for the house and others for the land. In 2024 Langford amended its zoning for small-scale multi-unit housing, and lots near the City Centre carry their own rules, so two similar lots can allow very different things. I check zoning, lot dimensions and servicing with the City of Langford first, and the listing says what is confirmed and what is only possible. Then the marketing reaches both buyers, the family and the builder. Send me your address and I'll tell you which buyer your lot is likely to attract.

How do I sell my central Langford condo when new buildings are listing nearby?

Show the buyer what they get today that a new unit can't promise: a finished building with a track record, known strata fees and a move-in date that won't slide. A buyer's lawyer will read your depreciation report, contingency fund, minutes and rental and pet bylaws, so I read them with you first and lead with the strengths. New units can carry GST, which a resale usually doesn't, and the buyer's accountant confirms what applies. I compare your unit with sales in your building and the new units a buyer tours the same weekend. Selling a condo? Ask me for the strata document checklist.

Can I sell my central Langford house with a suite?

Yes, and a suite with paperwork is one of the strongest things a central Langford house can offer, but only if it can be proven. Langford's zoning bylaw requires an occupancy permit for a secondary suite and an extra off-street parking space for it, so a buyer's first question is whether yours has both. Decide before listing whether the suite sells rented or empty, since that choice decides your buyer, and your lawyer confirms the tenancy notice rules. I check the permit record with you before we write a word of the listing. Not sure your suite is permitted? Ask me before you list.

Should I update my older Langford house or sell it as is?

Fix the small, visible things and think hard before any big renovation. Paint, lighting, a tidy yard and clean gutters cost little and show in the first photo. A full kitchen often doesn't earn back its cost, especially if the buyer may value the lot more than the house. The exception is anything that looks like a problem: an old oil tank, an ageing roof, perimeter drains or older wiring can cost more in negotiation than the repair would have. A pre-listing inspection tells you which applies. Ask me for a walk-through and you get a short list of what to do and what to skip.

Is my BC Assessment the same as my central Langford home's value?

No. BC Assessment is a mass valuation for property tax, set on a date that has already passed when you read it, usually without anyone seeing inside your home. Use it as background, not as a price. Buyers pay based on what comparable central Langford homes sell for now and what else they could tour this month. Two homes with the same assessment can sell very differently if one has a permitted suite, a bigger lot or a newer roof. Want to see your assessment beside real comparables? Ask for your written value and I'll show you how I got there.

Can a buyer use my central Langford condo as an Airbnb or a rental?

As a long-term rental, usually yes; as a nightly rental, usually no. Since 2022, BC strata bylaws can no longer ban long-term rentals, though stratas can still restrict short stays. Langford is also on the Province's list of communities where the short-term rental principal residence requirement applies, so a central Langford condo generally can't run as a year-round nightly rental unless it is the host's home or the building qualifies for an exemption. That decides who I market to: long-term investors and owner-occupiers, not Airbnb buyers. I read your strata bylaws before we list. Your lawyer confirms the details. Selling a rented unit? Ask me how to show it.

Living in Central Langford

Is central Langford a good place to live?

It is if you want to walk to shops, a lake and a park without a long drive. Central Langford is the City Centre around Goldstream Avenue and Veterans Memorial Parkway, with Langford Lake and the Ed Nixon Trail to the west and Veterans Memorial Park hosting city festivals and the Goldstream Farmers Market. It recorded 144 sales (MLS data via Lofty, October 2025 to September 2026), which shows buyers keep choosing it, not that it suits you. Buyers usually compare it with Westhills, Florence Lake and Colwood. Tell me your must-haves and I'll narrow it, or compare it with the rest of Langford.

What is Langford Proper on the MLS?

Langford Proper is the MLS sub-area name for central Langford, the area this page covers. The Victoria Real Estate Board's Langford district matches the City of Langford and is divided into 17 neighbourhoods, with Langford Proper filed alongside sub-areas such as Bear Mountain and Happy Valley. It matters because buyers search by sub-area and sales are reported the same way: Langford Proper recorded 144 sales (MLS data via Lofty, October 2025 to September 2026). The board draws the lines, and the City's own area names differ, so a street near an edge can surprise you. Send me your address and I'll confirm how your home is filed.

What schools serve central Langford?

Central Langford is in the Sooke School District, SD 62, which serves Langford, Colwood, Metchosin, the Highlands and Sooke. Langford's SD 62 schools include Spencer Middle, Centre Mountain Lellum Middle and Belmont Secondary, plus elementary schools such as Ruth King, Millstream, Willway and Lakewood. The school a home is zoned for depends on its exact address, and catchments can change as new schools open, so confirm the catchment with SD 62 before you write or accept an offer. If one school decides your move, tell me which, and I'll check homes against its catchment first.

What parks and things to do are in central Langford?

The main ones sit close to Goldstream Avenue. Veterans Memorial Park at 2815 Aldwynd Road hosts the city's festivals and the Goldstream Farmers Market. Langford Lake sits in the heart of the city, with the Ed Nixon Trail along its bank and parking near City Centre Park. For bigger outings, Goldstream Provincial Park and Mill Hill Regional Park are among the parks the City of Langford lists for residents. If being close to the lake or the park is your priority, tell me which, and I'll show you the streets that put it nearest your door.

How do I get from central Langford to downtown Victoria?

By bus or by the Trans-Canada Highway, and the right answer depends on the hour you travel. BC Transit's 95 Langford/Downtown Blink runs between Langford and downtown Victoria, and Langford Exchange is the hub for local West Shore routes such as the 53, 57 and 59. By car, the Trans-Canada Highway is the main route between the West Shore and Victoria, so test the drive at rush hour before you commit. Schedules change, so check BC Transit for current times. Tell me where you work and when, and I'll narrow the streets that make the trip easiest.

Can I add a suite to a central Langford home?

A suite inside the house often, a garden suite usually not. Langford's zoning bylaw says garden and carriage suites are not permitted on lots in the Official Community Plan's City Centre designation. A secondary suite must sit fully inside the home, needs an occupancy permit and one extra off-street parking space not in tandem with the house's, and can't be strata titled separately. The bylaw also requires the owner to live in either the main home or the suite, and allows one suite per lot unless the zone says otherwise. Confirm your lot's designation with the City of Langford. Buying a home with a suite? Ask me to check its permit record first.

How much are property taxes in Langford?

Your bill comes from your BC Assessment value and the rates set each year, so it moves with both. For 2026, City of Langford property taxes were due July 2, a 5% penalty applied from July 3, and a further 5% applied September 1 to current taxes still unpaid. The home owner grant had to be claimed before July 2 to avoid the penalty on that portion. A condo or townhome adds monthly strata fees on top. For this year's rates and your own figure, check your tax notice or langford.ca. Buying or selling mid-year? Property tax is adjusted on the completion date, and I include it in your numbers before you decide.
