Selling in Cordova Bay
In Cordova Bay, two homes of the same size can sell far apart because of what each one sees and reaches. I price yours from sales matched on view, beach access, lot and condition, check them against what is listed today, and gather the surveys, permits and sewer or septic records waterfront buyers ask for before launch. BC Assessment is background only. The goal is a price a buyer can verify.
Three questions before you sell in Cordova Bay
- How would you describe your view to a buyer, and would a photo taken today back it up?
- If your home is on the water, do you have the surveys, permits and sewer or septic records a buyer will ask for?
- What does your home give a buyer that they can't get two streets back from the beach?

Cordova Bay FAQ
Selling your Cordova Bay home
How much is my Cordova Bay home worth?
It depends on what a buyer sees and reaches from your lot as much as on square footage. Cordova Bay recorded 174 sales (MLS data via Lofty, October 2025 to September 2026), and they range from waterfront homes off Cordova Bay Road to houses on Cordova Bay Ridge and townhomes near the village. I sort those sales by view (full, partial or none), beach access, lot size and updates, then check them against what is listed near you right now. You get a written range with every comparable shown and the reason I chose it. Ask for your written Cordova Bay value, or enter your address at the top of this page.
How do I sell a waterfront home in Cordova Bay?
Sell it on documents as well as the view, because waterfront buyers bring questions an inland buyer never asks. Expect them to ask about the bank and beach access, setbacks, any past shoreline work, and whether the house is on sewer or septic. Saanich's Cordova Bay plan shows land outside the Urban Containment Boundary on on-site septic, so the answer changes by address. I gather surveys, permits and service records with you before launch, Saanich Planning confirms what the shoreline rules allow, and your lawyer confirms what you must disclose. Own on the water? Ask me for the waterfront document list before you set a date.
Should I update my Cordova Bay home before listing, or sell it as is?
Do the work a buyer would notice standing at your window, and question everything else. In Cordova Bay the view or the walk to the beach makes the first impression, then condition decides how much a buyer deducts for repairs. Clean windows, trimmed hedges where permitted, fresh paint and a roof that passes inspection usually matter more than a new kitchen. A large renovation is a separate decision with its own numbers. I compare your home with the listings a buyer would tour the same week and tell you which fixes close the gap and which don't. Ask for a walk-through and you get that list in writing.
Can my Cordova Bay lot hold a garden suite or more units, and will buyers pay for it?
Possibly, and buyers pay for what is confirmed, not what is hoped. Since June 30, 2024, Saanich allows 3 to 6 housing units without rezoning on residential lots inside the Urban Containment Boundary, depending on lot size and location, and a secondary suite and a garden suite may both be permitted. Outside that boundary, which covers part of the Cordova Bay plan area, the limit is one secondary suite. A covenant on title can still restrict what zoning allows. I check the boundary, zoning and title with you, then Saanich Planning and your lawyer confirm it. Ask me to check your lot before we describe it to buyers.
When is the best time to list a Cordova Bay home?
List when your home shows at its best and the competing listings leave room for yours. For a Cordova Bay view home, that starts with light: the view in the photos should be the view buyers see when they walk in, so I plan the shoot for a clear day. Larger gardens also look fuller in some months than others. The other half is competition. Two view homes listed the same week get compared line by line, so I check what is active and pending near you before we pick a date. Want a launch date chosen on evidence? Ask me for a timing check on your street.
What do I need to show buyers if my Cordova Bay home has a suite?
Show the permit first, because a buyer counting on suite income will ask for it before anything else. Saanich requires an occupancy permit from Building Inspections for a secondary suite, which must sit inside the house rather than across a breezeway, with one extra on-site parking space (tandem on the driveway is allowed) and no boarding. Buyers will also want the tenancy agreement and rent history. If your suite has no permit, we describe it exactly as it is. I check the permit record with you before listing, and your lawyer confirms tenancy notice rules if someone lives there. Ask me to pull your suite's permit history.
Is my Cordova Bay home on sewer or septic, and does it matter when I sell?
It may be either, and buyers will ask. Saanich's 1998 Cordova Bay plan said sewers serve the urban area while land outside the Urban Containment Boundary uses on-site septic systems, and it flagged waterfront septic systems along Cordova Bay Road east of Royal Oak Drive for monitoring. That older plan may not reflect today, so I confirm your servicing with Saanich by address. A septic home needs records a buyer can rely on: pump-out history, location and a recent inspection. Servicing also limits what a lot can add, so it shapes suite and infill potential. Your lawyer confirms what you must disclose. Ask me which records to gather first.
Living in Cordova Bay
Is Cordova Bay a good place to live?
It suits people who want the shoreline, trails and a village of their own while staying in Saanich. Cordova Bay runs along Haro Strait north of PKOLS (Mount Douglas Park), with shops on Cordova Bay Road, public beach accesses, the Lochside Regional Trail and Elk/Beaver Lake Regional Park next door. Saanich's plan for the area counts about 8,200 residents and 18 parks totalling 30 hectares. It recorded 174 home sales (MLS data via Lofty, October 2025 to September 2026), which shows demand, not fit. The trade-off is distance from downtown Victoria, so test your commute at rush hour. Tell me how your week runs and I'll tell you honestly whether it fits.
What schools serve Cordova Bay?
Cordova Bay Elementary and Claremont Secondary are in the neighbourhood, both run by School District 63 (Saanich), and Royal Oak Middle and Lochside Elementary are nearby in the same district. Being near a school is not the same as being in its catchment. Saanich is split between SD 63 and SD 61 (Greater Victoria), so the school for a home depends on its exact address. Check the address in SD 63's School Locator or catchment map, and confirm with the district before you write or accept an offer, because catchments can change. Buying for one school? Tell me which and I'll send only homes you can check against it.
Where are the beaches, parks and trails in Cordova Bay?
The shoreline comes first, reached through public beach accesses, and Saanich's plan for the area counts 18 parks totalling 30 hectares. Lochside Park, off Cordova Bay Road, is an access point for the Lochside Regional Trail, a 29 km CRD route from Swartz Bay to Victoria for walking, running and cycling. Elk/Beaver Lake Regional Park borders the area, with an Elk Lake entrance reached from Sayward Road and Hamsterly Road, and PKOLS (Mount Douglas Park) sits to the south. Choosing between beach and lake? Tell me which you would use most and I'll focus your search on that side of Cordova Bay.
How do I get from Cordova Bay to downtown Victoria?
By car along Cordova Bay Road or the Pat Bay Highway, by bus via Royal Oak Exchange, or by bike on the Lochside Trail. BC Transit's June 2026 guide lists route 32 as Cordova Bay/Royal Oak Exchange; from the exchange, routes 6, 30, 31 and 75 run downtown and routes 4/9 and 39 serve UVic. The CRD's 29 km Lochside Regional Trail runs from Swartz Bay to Victoria, with an access point at Lochside Park off Cordova Bay Road, and connects with the Galloping Goose. Times depend on the hour, so test the trip when you'd really travel. Tell me where you work and I'll flag the Cordova Bay streets that make it easiest.
Are there condos and townhomes in Cordova Bay, or mostly houses?
Mostly detached houses, with attached homes concentrated near the village. Saanich's original Cordova Bay plan recorded the area as overwhelmingly single and two-family homes, and the 2022 plan adds housing options in the village plus modest attached housing on the ridge near Claremont Secondary, close to open space and transit. Lots vary widely, from village lots to larger parcels and farmland outside the Urban Containment Boundary. Buying a strata home? Read the bylaws, minutes and depreciation report before you remove conditions, and have your lawyer review them. Tell me which type you want and I'll narrow the streets for you.
What is changing in Cordova Bay?
Saanich adopted a new Cordova Bay Local Area Plan in March 2022 to guide the next 20 to 30 years. It aims to add housing options in the village, allow sensitive infill around the village core while keeping the large-lot character, calm traffic on the Cordova Bay, Fowler and Sayward Road corridor, and add pedestrian crossings in the village. Since June 30, 2024, Saanich's zoning also allows 3 to 6 units on many residential lots inside the Urban Containment Boundary. A plan guides decisions; it doesn't guarantee projects. Buying beside a large or vacant lot? Ask me to check Saanich's current applications near it before you offer.
Cordova Bay, Broadmead or Gordon Head: how do they compare?
Cordova Bay's pull is the shoreline and its own village. Broadmead is a planned 1960s neighbourhood east of the Pat Bay Highway, built around a trail and linear park system near Rithet's Bog. Gordon Head sits near the University of Victoria and Mount Douglas Park. Over the same period Cordova Bay recorded 174 sales and Broadmead 105 (MLS data via Lofty, October 2025 to September 2026), enough in each to compare like with like. The useful comparison is commute, lot, school catchment and what a similar home costs in each. See Broadmead homes for sale, or tell me your must-haves and I'll line them up side by side.
