Downtown Victoria Homes for Sale and Home Values
Downtown Victoria is the City of Victoria's core, from the Inner Harbour and Wharf Street through Old Town and Chinatown to the high-density blocks of Harris Green along Yates and Douglas. Almost everything for sale here is a condo, from newer towers to units in older buildings in the heritage district. Downtown recorded 373 home sales (MLS data via Lofty, October 2025 to September 2026), so buyers have many units to compare yours with.
Selling in Downtown Victoria
A downtown condo is priced against the units a buyer can tour the same week, starting in your own building. Floor, exposure, view, parking, storage, strata fees and what the strata documents show all move the number. I pull matched sales from your building and its neighbours, read the minutes, depreciation report and Form B before buyers do, and price from that evidence. BC Assessment is background only.
Three questions before you sell in Downtown Victoria
- Is there anything in your last two years of strata minutes a buyer's lawyer will ask about?
- When a buyer compares your unit with one a few floors up or a block over, what makes yours the better choice?
- Does your building's depreciation report show work coming that a buyer will price in?

Downtown Victoria FAQ
Selling your Downtown Victoria home
How much is my Downtown Victoria condo worth?
Your condo is worth what a buyer would pay for it against the units they could tour instead, starting in your own building. Downtown Victoria recorded 373 home sales (MLS data via Lofty, October 2025 to September 2026), but a Harris Green tower suite and a unit in an Old Town heritage building are different products with different buyers. I match your unit to recent sales in your building and the ones nearby, adjust for floor, view, exposure, parking, storage and strata fees, then check what is listed today. You get a written range with every comparable shown. Get your written condo value.
What strata documents do I need to sell my downtown Victoria condo?
Plan on the Form B Information Certificate, the bylaws and rules, recent council and AGM minutes, the budget and financial statements, the depreciation report and the insurance summary. The Form B shows the strata fees, any special levies, the contingency reserve fund balance and any legal proceedings, and under BC rules the strata has to provide it within seven days of a request, for a fee capped at $35 plus copying. I order and read the whole package before we list, so anything a buyer's lawyer would flag is already handled in our plan. Want me to read your documents first? Ask before you pick a list date.
Will a special levy hurt the sale of my downtown Victoria condo?
It can, but a levy you explain up front usually costs you less than one a buyer finds on their own. Who pays depends on when the levy is due and what the contract says, so your lawyer confirms it for your sale. Before we price, I read the minutes for levies that are approved, proposed or likely given what the depreciation report says is coming, then we decide whether you pay it, credit it or price around it. A buyer comparing your unit with one down the block will weigh it either way. Ask me to check your building's minutes before you list.
Does the depreciation report affect what my downtown condo sells for?
It can, because buyers and their lawyers read it to see what major work is coming and whether the reserve fund can cover it. Since July 1, 2024, BC stratas with five or more lots can no longer vote to skip the report, and Capital Region stratas with no report, or one received before 2021, had until July 1, 2026 to get one. A building with a current report and a funded plan is easier to buy into than one facing envelope or elevator work with little set aside. I read your building's report before pricing. Not sure what yours says? Send it to me.
Can I sell my downtown Victoria condo with a tenant in it?
Yes. Since November 2022, BC strata bylaws can no longer ban long-term rentals, so your buyer can be an investor or someone who plans to live there. That is the real decision: an investor may value a tenant already paying rent, while an owner-occupier wants vacant possession, and ending a tenancy to deliver it follows the Residential Tenancy Act's notice rules and timelines. Your lawyer or the Residential Tenancy Branch confirms those steps before anything changes. I review the lease, the rent and your building's bylaws first, then we choose which buyer to price for. Renting your unit out now? Talk to me before anyone gives notice.
How do I make my downtown Victoria condo stand out from other units for sale?
Know exactly which units a buyer will tour alongside yours, which can include other units in your own building and the next block. Then compete on what they compare: light, view, layout, parking, storage, pet and rental bylaws, strata fees and condition. Paint, lighting and a cleared balcony are cheap and show in the first photo, while a full renovation may simply be redone by the next owner. I list your unit's advantages against the actual competition and lead the marketing with them. Want to see who you would be up against? Enter your address at the top of this page.
How do I sell a Harris Green condo when new towers are going up nearby?
Sell what a new tower can't offer yet: a finished building with a track record, known strata fees and a move-in date that won't slide. The City's plan calls Harris Green a key high-density residential neighbourhood and expects the Urban Core to take a significant share of Victoria's housing growth, so your unit competes with new construction as well as resale. New units can carry GST, which a resale usually doesn't, and the buyer's accountant confirms what applies. I compare your unit with sales in your building and with the new units a buyer can tour the same weekend, then lead with your strata documents. Ask me which buildings your buyer will compare.
Living in Downtown Victoria
Is downtown Victoria a good place to live?
It is if you want to walk to almost everything and can live with city sound. Downtown puts the Inner Harbour, the Old Town and Chinatown heritage district, Centennial Square, shops, restaurants and offices within a few blocks, and Beacon Hill Park is a short walk south. The trade-offs are traffic, events and late-night activity on some blocks, and they change from one building to the next. Downtown Victoria recorded 373 home sales (MLS data via Lofty, October 2025 to September 2026), which shows steady demand, not whether it suits you. Walk the street on a weeknight before you choose. Tell me how you live and I'll short-list buildings.
What is the difference between Harris Green, Old Town and the Inner Harbour?
They are three parts of downtown with different housing. Harris Green, on the east side toward Cook Street, is the City of Victoria's key high-density residential area, and its plan targets more height and density along Douglas Street and Yates Street east of Douglas. Old Town and Chinatown, around Government, Johnson and Fisgard Streets, form the region's main heritage district, which the City's plan sets out to conserve. The Inner Harbour side is the waterfront and Legislature edge. Inside each, the useful comparison is building by building: view, exposure, street noise and strata health. Tell me which draws you and I'll show you what sold there.
What should I check in the strata documents before buying a downtown Victoria condo?
Start with the Form B: it shows strata fees, special levies, the contingency reserve fund balance and any legal proceedings. Then read the depreciation report for major work coming, and two years of minutes for leaks, envelope or elevator repairs, insurance claims and deductibles, and owner disputes. Check the bylaws for pets, smoking, short-term rentals and any 55-plus age restriction, which BC still allows. Long-term rental bans are no longer permitted. Your lawyer confirms what the documents mean for you before you remove subjects. Found a unit you like? Send me the listing and I'll request the documents with your offer.
What school catchment is downtown Victoria in?
Downtown Victoria is in Greater Victoria School District 61. The district's in-catchment pathway chart groups George Jay, James Bay, Sir James Douglas and Oaklands elementary schools with Central and Lansdowne middle schools and Victoria High School, but which school serves a given downtown building depends on its exact address, and catchments can change. Confirm the catchment with SD 61 by address before you write an offer, and check French Immersion and other program rules separately, since they have their own entry points. If a school is your deciding factor, tell me which one and I'll check each building on your list against it.
Can you live in downtown Victoria without a car?
It can work, because shops, work and the waterfront are walkable and the bus network meets downtown. Douglas Street has bus-priority lanes running north toward Saanich, and BC Transit and the City are planning RapidBus stations in the downtown core. Cross the Johnson Street Bridge to Vic West and you reach the Galloping Goose and E&N Rail Trail. If you do keep a car, check the parking stall itself: whether it is titled, limited common property or assigned by the strata affects value, and one does not come with every unit. Need parking? Tell me and I'll filter buildings for it before we tour.
Can I Airbnb a condo in downtown Victoria?
Usually not as a whole unit you don't live in. Since May 1, 2024, BC's principal residence requirement applies in Victoria, which generally limits short-term rentals to the host's own home plus one secondary or garden suite. The same provincial law ended the old non-conforming protection that let some downtown buildings rent entire units nightly. Strata bylaws can also ban short-term stays outright, even where the City and Province allow them. Rules and exemptions change, so confirm with the City of Victoria and the Province before you buy on that plan. Buying for income? Ask me to check a building's rental bylaws before you offer.
What is planned for downtown Victoria, and how do I check before buying a condo?
More homes, more transit and more public space. The City's plan expects downtown to absorb much of Victoria's new housing, calls for new parks in north downtown and Harris Green, plans rapid transit along the Douglas Street corridor, aims to finish the Harbour Pathway along the Inner Harbour and conserves the historic character of Old Town and Chinatown. For a condo buyer, that can mean a new tower beside you or a better street out front. I check VicMap and nearby development applications for every unit you shortlist, and the City confirms the details. Tell me which building you like and I'll show you what is planned around it.
