Selling in Gordon Head

In Gordon Head, two houses on one street can sell far apart because buyers are choosing between uses: a family home, a home whose permitted suite helps them qualify, or a lot with room for a garden suite under Saanich's 2024 rules. I price from Gordon Head sales matched on suite status, size, condition and lot, then check them against what a buyer at your price could tour instead this month. BC Assessment is background only.

Three questions before you sell in Gordon Head

  • Is your suite permitted by Saanich, and can you show the rent and tenancy terms in writing?
  • Is your best buyer a family, a buyer who needs suite income to qualify, or someone who wants your lot for a garden suite?
  • Which recent Gordon Head sale is the closest match to yours, and is your home better or worse than it?

Gordon Head FAQ

Selling your Gordon Head home

How much is my Gordon Head home worth?

It depends most on three things: whether your suite is permitted, the condition of the house, and the lot, because those decide which Gordon Head buyer you attract. Gordon Head recorded 127 home sales (MLS data via Lofty, October 2025 to September 2026), so there is real evidence to work from, but only the sales that match yours count. I pick those matches, check them against what a buyer could tour near you today, and give you a written range with every comparable shown. Get your written Gordon Head value, or enter your address at the top of this page.

How do I sell a Gordon Head house with a suite rented to UVic students?

Prove the suite first, then decide how to present the income. Many Gordon Head homes near the University of Victoria carry suites, so a serious buyer asks early whether yours has an occupancy permit from Saanich. Saanich allows a secondary suite inside the home in its RS, RD and A zones, with an extra parking space and an occupancy permit. Before the listing goes live, I check your permit record and gather the rent, the tenancy agreement and the lease dates, because a buyer counting on that income will ask for them, and so may their lender. Ask me to review your suite paperwork before you pick a list date.

Should I sell my Gordon Head home with the tenant in place or vacant?

Decide by your most likely buyer, not by convenience. A family moving to Gordon Head for the schools or PKOLS (Mount Douglas Park) usually wants the whole house empty on completion, while a buyer who needs suite income to qualify may prefer a tenant already paying rent. Pick the wrong one and you shrink your buyer pool. Ending a tenancy in BC follows strict notice rules under the Residential Tenancy Act, so your lawyer or the Residential Tenancy Branch confirms what is allowed, and when, before anything is said to the tenant. Send me your lease dates and I'll lay out how each option changes who buys.

Can a garden suite or extra units add value to my Gordon Head lot before I sell?

Possibly, but buyers pay for what is confirmed, not what is hoped for. Since June 30, 2024, Saanich zoning allows three to six units on lots in single-detached zones inside its Urban Containment Boundary, depending on lot size and location, and an RS or RD lot may hold both a secondary suite and a garden suite. A garden suite needs a lot of at least 400 m² and 12 m wide, plus three parking spaces when both suites exist. I check your zoning, lot size and servicing with the District of Saanich, and the listing states only what is confirmed. Send me your address to see what your lot may allow.

Is it worth updating my older Gordon Head house before I sell?

Do the small, visible fixes and test any big project against the buyer you expect. Gordon Head was mostly farmland until homes went up from about the 1950s, so many houses here are decades old. Paint, lighting, a tidy yard and clean gutters cost little and show in the first photo. A dated kitchen matters less to a buyer planning to renovate than to one who needs move-in ready. Hidden problems are different: an oil tank, old perimeter drains or a tired roof found mid-sale become a negotiation. I'll walk through with you and give you a short list of what to do, what to skip, and what skipping costs.

What do buyers compare a Gordon Head home with?

Usually the nearby Saanich East neighbourhoods at the same price, not Gordon Head alone. A buyer touring here may also be looking at Cadboro Bay across Finnerty Road, Cordova Bay on the far side of PKOLS (Mount Douglas Park), or Cedar Hill and Quadra closer to the city, and they weigh what each gives them: suite, lot size, school, parks and commute. Your home has to win that side-by-side comparison, not just look fine on its own. Before we list, I pull what is for sale in those areas at your likely price and show you where yours stands out and where it falls short. Enter your address above to start.

Is my BC Assessment the same as my Gordon Head home's value?

No. BC Assessment values every Saanich property for tax purposes as of a past date, usually without anyone seeing inside, so it cannot tell a buyer whether your suite is permitted, your roof is new or your yard backs onto a park trail. Use it as background only. In Gordon Head those details move price, which is why two homes with similar assessments can sell well apart. I build your value from matched Gordon Head sales and the listings a buyer could tour instead, then show you exactly where it differs from your assessment and why. Ask for your written value, comparables attached.

Living in Gordon Head

Is Gordon Head a good place to live?

It suits people who want a quiet residential area with forest, beach and the University of Victoria close by. Gordon Head sits north of McKenzie Avenue, with PKOLS (Mount Douglas Park) and its 188 hectares of forest and trail on one side and UVic on another. Most streets are detached homes, many with suites, and the area is laced with pedestrian shortcuts between streets. Gordon Head recorded 127 home sales (MLS data via Lofty, October 2025 to September 2026). That shows buyers keep choosing it, not that it fits you. Tell me your must-haves and I'll compare it honestly with Cadboro Bay, Cordova Bay and the rest of Saanich.

What school catchment is Gordon Head in?

Gordon Head is served by Greater Victoria School District (SD 61). Public schools in and around it include Hillcrest and Torquay elementary schools, Gordon Head Middle School on Kenmore Road, Lambrick Park Secondary on Torquay Drive and Mount Douglas Secondary on Gordon Head Road, with Arbutus Middle, Frank Hobbs and Campus View elementary schools nearby. Which school a home is zoned for depends on its exact address, and catchments can change, so confirm it with SD 61 by address before you write or accept an offer. If one school is the deciding factor, tell me which, and I'll only send you homes worth checking against its catchment.

What parks and beaches are in Gordon Head?

The big one is PKOLS (Mount Douglas Park): 188 hectares with more than 21 km of trails, a summit view reached by Churchill Drive, and a sandy beach at the end of a trail. Saanich's Gordon Head park map also shows Lambrick Park, Arbutus Cove, Glencoe Cove Kwatsech Park and Haro Woods, with the Blenkinsop Greenway and Lochside Regional Trail to the west. For a home, the useful question is how far your front door is from the trail or beach you would actually use. Tell me which park matters and I'll show you the Gordon Head streets within an easy walk.

Is Gordon Head a good place to buy a home with a suite near UVic?

It can be, if the numbers work on paper before you fall for the house. Gordon Head borders the University of Victoria, and many homes here have suites or have been rented to students, so suite homes are a familiar product in this area. Check three things before you offer: whether the suite has a Saanich occupancy permit, what the current tenancy says, and whether your lender will count the rent toward qualifying. Your mortgage broker and lawyer confirm the last two. Buying for suite income? Send me the listing and I'll pull the permit record and lease details before you commit.

Can I add a suite or garden suite to a Gordon Head house?

Often yes, if your lot qualifies under Saanich's rules. A secondary suite must sit inside the main home, with one extra parking space and an occupancy permit from Saanich Building Inspections. Since June 30, 2024, an RS or RD lot can have both a secondary suite and a garden suite, and Saanich removed the owner-occupancy requirement for both. A garden suite needs a lot of at least 400 m² and 12 m wide, inside the Sewer Service Area or Urban Containment Boundary. Confirm your lot with Saanich Planning before you buy or build. Looking at a house for its suite potential? Ask me to check the lot first.

How do I commute from Gordon Head to downtown Victoria?

By bus, routes 27 and 28 run between Gordon Head and downtown, using Gordon Head Road, Tyndall Avenue and Majestic Drive in the neighbourhood and Shelbourne Street on the way to Douglas Street. UVic Exchange, on Gordon Head's eastern edge, adds routes including 4/9, 7/21, 11, 14, 15 and 26. BC Transit's Tillicum-McKenzie Corridor Transit Plan proposes a Route 96 McKenzie RapidBus, which is a plan, not service yet. Cyclists use the Lochside Regional Trail to the west. Test the trip at the hour you would travel. Tell me where you work and I'll show you which Gordon Head streets make it easiest.

What's the difference between Gordon Head and Cadboro Bay?

Saanich treats them as separate local areas with separate plans. Gordon Head's plan, adopted in 2008, describes it as north of McKenzie Avenue and east of the Blenkinsop Valley, with the University of Victoria partly inside its eastern boundary and housing that is predominantly single-family. Cadboro Bay has its own Local Area Plan, adopted June 12, 2023, and a village area plan for Cadboro Bay Village. On the board's listing system they are separate sub-areas too, so your home is priced against sales from its own one. I confirm which applies to your address before pricing. Tell me your street and I'll check it.

How much are property taxes on a Gordon Head home?

Your bill comes from your home's assessed value and the tax rates the District of Saanich sets each year, so Gordon Head homes pay Saanich rates and the amount moves with both. The 2026 bill was due July 2, and unpaid taxes took a 5% penalty after that date, including any home owner grant not claimed. A legal suite or garden suite can change your assessed value, so ask BC Assessment how it was treated on your notice. For this year's figure, check your tax notice or saanich.ca. Buying or selling mid-year? Property tax is adjusted on completion, and I include it in your numbers before you decide.
