Hatley Park Homes for Sale and Home Values

Hatley Park is both a City of Colwood neighbourhood and an MLS sub-area, filed as Co Hatley Park. Colwood places it between Hatley Plaza and Hatley Memorial Gardens, with the Galloping Goose Regional Trail running through it and David Cameron Elementary next door. Homes filed under it sit on streets such as Sooke Road, Pickford Road, Kildew Road and Belmont Road. Few homes here are alike, which is why a Hatley Park value has to be built one property at a time.

Selling in Hatley Park

In Hatley Park, the lot, the outlook and what the land could allow often matter as much as the house. Few sales will match yours closely, so I widen the search carefully: same features first, then nearby Colwood sub-areas, then the buyer's real alternatives elsewhere in Greater Victoria. Zoning, suite permits and servicing get confirmed with Colwood before we list. BC Assessment is background only.

Three questions before you sell in Hatley Park

  • If a buyer compared your Hatley Park home with a waterfront or acreage home elsewhere in Greater Victoria, what would they see that yours offers and theirs doesn't?
  • Is your value in the house, the land, or what the land could allow, and has anyone checked that with the City of Colwood?
  • If your home sat on the market longer than you planned, would you know whether buyers were not seeing it, or seeing it and choosing something else?

Hatley Park FAQ

Selling your Hatley Park home

How much is my Hatley Park home worth in Colwood?

It depends on what your property actually is, because a modest older house on Ledsham Road and an estate near Esquimalt Harbour are bought by different people. Hatley Park is a small MLS sub-area, so true matches are scarce and an average would mislead you. I start with sales that match on lot, outlook, age, condition and suite status, widen to nearby Colwood sub-areas only where buyers truly cross over, then check what is listed today. You get a written range with every comparable shown and the reason it was used. Get your written value here, or enter your address at the top of this page.

How do I price a Hatley Park estate or large-lot home when so few sell?

You price it against what that buyer would buy instead, not against the street. A buyer for a large Hatley Park property is often also touring view, waterfront or acreage homes in View Royal, Oak Bay or Metchosin, so those can be fairer comparisons than a Colwood average. I build two sets: the closest local sales, and the out-of-area homes your buyer is weighing. Where they disagree, I explain why in writing. Then I watch showing and offer activity early, because with a small buyer pool, feedback is the evidence. Want both comparison sets for your property? Ask me and send your address.

Can my Hatley Park lot take more homes under BC's small-scale housing law?

Possibly, and if it can, a builder may value your lot differently from a family buyer. Colwood Council adopted Bylaw 2091 on August 24, 2026, bringing BC's small-scale multi-unit housing rules into its land use bylaw. Colwood's public notice listed zones including A1, AR1, AR2 and R1 to R6, permitting 3 to 6 units. Even so, a Hatley Park lot's zone, size, servicing, slope and covenants decide what fits, and Colwood Planning confirms it for your address. I check that first, and the listing states only what is confirmed. Send me your address.

Does a suite or garden suite add value to my Hatley Park home?

It can, when a buyer can verify it. Colwood's checklist allows one secondary suite and one garden suite per lot, each capped at 90 m² or 40% of the home's floor area, whichever is less, with an extra parking space for each and a covenant that stops them being stratified. On a larger Hatley Park lot, a buyer may also ask whether a garden suite could be added. A permitted suite is easy for a lender and inspector to accept, and an unpermitted one raises questions at the first showing. I check the permit file with you before we list, and your lawyer confirms any tenancy rules.

Should I update my older Hatley Park home before selling or sell it as is?

Fix what a buyer notices first and think hard before a large renovation. On a bigger Hatley Park lot, your buyer may be pricing the land, the setting and their own plans, so a new kitchen may not come back to you. Clearing overgrown landscaping, cleaning gutters, fresh paint and good lighting are cheaper and show in every photo. What you shouldn't leave alone is anything that looks like a problem, such as an oil tank, roof wear, drainage or a septic question, because it costs more in negotiation than to fix or disclose. Ask me for a walk-through and a short do-and-skip list.

Is my BC Assessment the same as my Hatley Park home's market value?

No. BC Assessment values homes in bulk for property tax, as of a date that has already passed, usually without anyone going inside. Use it as background, not as a price. It is least reliable for unusual properties, and Hatley Park has many: large lots, mature trees, varied outlooks and homes of very different ages. Two properties with similar assessments can sell very differently if one has a usable view, a permitted suite or a newer roof. Buyers pay based on matched sales and what else they can buy that week. Ask for your written value and I'll show where it differs from your assessment, and why.

Do I need to know if my Hatley Park home is on septic before I sell?

Yes, because a buyer's lender, inspector and lawyer will all ask, and in Colwood either answer is common. The City says about 43% of Colwood households use septic systems, that septic owners pay the CRD's onsite sewage parcel tax, and that no new homes can be built without a sewer connection. If your Hatley Park lot is next to an existing sewer main, Colwood lets owners apply to connect, which includes decommissioning the tank at the owner's cost. Before we list, I gather your pumping and inspection records, or confirm your connection with Colwood Engineering, so the answer is in the listing. On septic? Ask me what to collect first.

Living in Hatley Park

Is Hatley Park in Colwood a good place to live?

It suits people who want space, trees and heritage grounds on their doorstep more than a walk to shops. Hatley Park sits beside Royal Roads University, whose Hatley Castle grounds include Italian, Japanese and rose gardens, with Esquimalt Lagoon and Fort Rodd Hill nearby. Weigh it honestly: homes are varied and few, so choice at any moment can be thin, and errands usually mean a drive toward Colwood Corners or Langford. If the setting is the reason you're looking, tell me what you need inside the house too, and I'll check every Hatley Park listing against both lists before you book a showing.

Where is Hatley Park in Colwood and which streets are in it?

Hatley Park is both a City of Colwood neighbourhood and an MLS sub-area, filed as Co Hatley Park. Colwood places it between Hatley Plaza and Hatley Memorial Gardens, with the Galloping Goose Regional Trail running through it and David Cameron Elementary next door, and its plans for the area cover Kelly Road, Metchosin Road and Adye Road. Homes filed under it on the MLS also sit on Sooke Road, Pickford Road, Kildew Road, Volmer Road and Belmont Road. The MLS line doesn't always follow the City's map, so check the sub-area on the listing, not the postal code. Selling? Send me your address and I'll confirm how your home is filed.

What parks and trails are near Hatley Park in Colwood?

The neighbourhood shares its name with the biggest one. The Hatley Castle grounds at Royal Roads University, with Italian, Japanese and rose gardens and forest beyond, are right beside it. Esquimalt Lagoon, one of seven national migratory bird sanctuaries in BC, lies along the waterfront, and Fort Rodd Hill and Fisgard Lighthouse, the first lighthouse on Canada's West Coast, are on the harbour side. The Galloping Goose Regional Trail runs through Colwood for walking and cycling. Check Royal Roads' current public access rules before you count on daily use. Want to know how close a home is to a trailhead? Ask me.

What school catchment is Hatley Park in?

Hatley Park is in the City of Colwood, which is served by the Sooke School District, SD 62. Colwood's public schools include Royal Bay Secondary on Ryder Hesjedal Way, Dunsmuir Middle, École John Stubbs Memorial, and Colwood, Sangster and Wishart elementary schools. Royal Roads University is a university, not a school catchment. Which school a home is zoned for depends on its exact address, and SD 62 has reviewed boundaries as enrolment grows, so confirm the catchment with SD 62 by address before you write or accept an offer. If one school decides your move, tell me which, and I'll check homes against it first.

How do I get from Hatley Park to downtown Victoria?

Most people drive east through View Royal toward the core, and the hour you travel matters more than the distance, so drive the route at your real commute time before you commit. By bus, BC Transit Route 52 runs between Colwood Exchange and Bear Mountain and stops at Royal Roads University on some trips, so check which ones before relying on it. From Colwood Exchange you connect onward toward downtown. Cyclists use the Galloping Goose Regional Trail through Colwood. Confirm current service on BC Transit's trip planner. Tell me where you work and I'll test each home on your shortlist against that trip.

How much are property taxes in Hatley Park, Colwood?

Your bill is based on your assessed value and the rates Colwood and other taxing bodies set each year, so it changes with both. Colwood says property taxes are due the first business day after Canada Day, and a 10% penalty applies to any unpaid amount, including a home owner grant that hasn't been claimed. On larger Hatley Park lots the land is often a big share of the assessment, so check the land and building split on your notice or at colwood.ca. Buying or selling mid-year? Your lawyer adjusts property tax on the completion date, and your accountant answers tax questions. I include the adjustment in your numbers before you decide.

What is planned for Kelly Road and Herm Williams Park in Hatley Park?

Colwood plans a new sidewalk on Kelly Road between Sooke Road and Herm Williams Park, as part of its active transportation program. The City also lists improvements along Metchosin Road and through Adye Road, and a new management plan for Herm Williams Park, shaped with community input. The park, at 646 Kelly Road, has a playground and hosts events such as music in the park and holiday gatherings, and the Galloping Goose Regional Trail has an access point on Kelly Road. Colwood's neighbourhood page gives no dates, so check its project pages before you count on them. Want Hatley Park homes within an easy walk of the park? Ask me for that shortlist.
