John Muir Homes for Sale and Home Values
John Muir is a Sooke neighbourhood west of the town centre, named for the area around John Muir Elementary on West Coast Road. Housing is mainly detached houses with yards, many of them newer, within reach of the harbour boardwalk at Ed Macgregor Park and the walk at Whiffin Spit. It is one of 21 Sooke neighbourhoods on the MLS. Here is how I value homes here.
Selling in John Muir
In John Muir, value is built against the alternatives. A buyer here is often also touring newer homes in Sunriver and Langford, so I price from sales matched on age, size, lot, garage and suite, check what is competing now, and confirm the suite's building permit and final inspection before we list. The listing then shows why your home wins that comparison. BC Assessment is background only.
Three questions before you sell in John Muir
- If a buyer toured your home and a newer one in Langford the same day, what would make them choose yours?
- Does your suite have the District's building permit and final inspection on record?
- Which small fixes would a buyer notice first, and which big ones would they rather do themselves?

John Muir FAQ
Selling your John Muir home
How much is my John Muir home worth in Sooke?
It depends on how your home compares with the specific sales a buyer will set beside it: age, size, lot, garage, condition and whether it has a permitted suite. In John Muir, a newer detached home and an older one on a bigger lot draw different buyers, so a Sooke-wide average would mislead you. I match your home with sales that share those features, check them against what is listed today in Sooke and Langford, and give you a written range showing every comparable I used. Ask for your written John Muir value, or enter your address at the top of this page.
Is my BC Assessment what my John Muir house will sell for?
No. BC Assessment values homes in bulk for property tax, as of a date that has already passed, usually without anyone stepping inside. It cannot tell a basement suite with a final inspection from one without, or a new kitchen from the original. Treat it as background. Buyers pay based on recent sales of homes like yours and on what else they could tour that weekend, including new builds elsewhere in Sooke and in Langford. Two John Muir homes with similar assessments can sell very differently for those reasons. Ask for your written value and I'll show you every sale I used next to your assessment.
How do I sell a John Muir house with a suite?
Start with the permit record, because the District of Sooke says a suite needs a building permit and final inspection approval before anyone lives in it, and only then can it be rented. A buyer's lender and lawyer will ask for that record early. A suite without it can still sell, but a buyer will price in the risk or the cost of fixing it. Then decide whether it sells with the tenant or vacant, because that choice picks your buyer, and your lawyer confirms the tenancy notice rules. I pull the permit file with you before we write the listing. Not sure about yours? Ask me first.
Should I update my John Muir home before selling, or sell as is?
Fix what a buyer will worry about and skip the big renovation. A John Muir buyer is often comparing your home with newer houses in Sooke and Langford, so tired paint, worn flooring or an overgrown yard stand out more than they would on their own. Those fixes cost little. A new kitchen rarely earns back its cost at sale. What does cost you is doubt: a roof near its end, drainage problems or an unpermitted addition, which a buyer's inspector will find. I walk the house with you and sort each item into fix, disclose or leave. Ask me for that walk-through before you hire a contractor.
What do buyers compare a John Muir home with?
Usually other family homes at the same price in Sooke and the West Shore. A buyer looking in John Muir is often also touring Sunriver and Broomhill in Sooke, and Langford or Colwood for a shorter drive to Victoria. Each offers something different: newer builds, a view, or less time on Highway 14. Your home sells when it wins that comparison on what that buyer cares about, such as the yard, a suite, the garage or the walk to school. Before we list, I line up the homes a buyer at your price could see instead. Ask me which ones yours would be up against.
What does it cost to sell a house in John Muir?
Expect the commission set in your listing agreement, legal fees, your mortgage payout and any prepayment charge, moving costs, and any preparation you choose to do. Property tax is adjusted between you and the buyer on the completion date, and the District of Sooke's bill is due the first business day in July, so the timing of your sale changes who has paid what. The number that matters is what lands in your account, so I build you a line-by-line estimate of costs and net proceeds before you decide. Your lawyer and accountant confirm the legal and tax side. Enter your address above to ask for it.
Living in John Muir
Is John Muir a good place to live in Sooke?
It suits people who want a detached home with a yard, close to Sooke's schools and town centre, and who accept the Highway 14 drive to Langford and Victoria. John Muir Elementary sits on West Coast Road, Ed Macgregor Park's harbour boardwalk is nearby where Sooke Road becomes West Coast Road, and Whiffin Spit is a short drive west. Housing is mainly single-family homes, many of them newer. Drive the commute at rush hour before you decide. Tell me what you need day to day, and I'll tell you honestly whether John Muir or another part of Sooke fits better.
Where is the John Muir neighbourhood in Sooke?
John Muir is one of the 21 neighbourhoods the Victoria Real Estate Board uses for Sooke, filed on the MLS as Sk John Muir. It takes its name from the area around John Muir Elementary, at 7179 West Coast Road, west of the Sooke town centre, with neighbouring board areas such as Sooke Village Core, Whiffin Spit and West Coast Road. The board draws the exact lines, so a home on a nearby street can fall in a different area and be compared with different sales. Give me a street name and I'll confirm it. See Whiffin Spit homes for sale next door.
What school catchment is John Muir in?
John Muir is in the Sooke School District, SD 62, and John Muir Elementary is at 7179 West Coast Road. Living in the John Muir neighbourhood does not by itself put a home in that school's catchment, because SD 62 sets catchments by exact address and they can change. Other Sooke schools include Sooke Elementary, Saseenos Elementary and Poirier Elementary, with Journey Middle School and Edward Milne Community School for older grades. Check any address with SD 62's school locator, or call the district, before you write or accept an offer. Tell me which school matters and I'll check each home against it.
What parks and beaches are near John Muir?
The harbour is close. Ed Macgregor Park, named for Sooke's first mayor, sits where Sooke Road becomes West Coast Road and has a waterfront boardwalk along the shore to Murray Road, with steep stairs on part of the trail. Whiffin Spit, a flat walking trail on a natural breakwater with level parking, is a short drive west. Farther along West Coast Road you reach Gordon's Beach, a pebble and driftwood beach, and Kemp Lake for non-motorized boating. If one of these is part of why you're looking, tell me which, and I'll map it against your shortlist.
How long is the commute from John Muir to Langford and Victoria?
It depends on the hour, because the trip east runs through the Sooke town centre and along Highway 14 to Langford, and that road's traffic varies through the day. Drive it at the time you would actually travel before you commit, then add the leg into Victoria if you work downtown. BC Transit's route 61 connects Sooke with Langford and downtown Victoria, so check the current timetable for the stop nearest the home you're considering. The Galloping Goose Regional Trail gives cyclists a route east. Tell me where and when you work, and I'll test each home on your list against it.
How much are property taxes in John Muir, and when are they due?
Your bill comes from your home's assessed value and the rates set each year by the District of Sooke and other taxing bodies, so it moves with both. The District says taxes are due the first business day in July, and a 10% penalty applies to current-year taxes unpaid at the close of business that day, with the same penalty possible on a home owner grant not claimed in time. Check your own notice or sooke.ca for this year's rates, and your accountant for anything personal. Buying or selling mid-year? Tax is adjusted on completion, and I build it into your numbers.
