Sidney Homes for Sale and Home Values
Sidney is the seaside town at the north end of the Saanich Peninsula, with views to the Gulf Islands and Mount Baker, Victoria International Airport on its edge and the Swartz Bay ferry terminal just north. Beacon Avenue runs down to the waterfront walkway, condos and townhomes sit close to it, and detached homes fill the side streets. The VREB divides Sidney into four MLS areas. Sidney recorded 346 home sales (MLS data via Lofty, October 2025 to September 2026).
Selling in Sidney
In Sidney, distance often matters as much as square footage: distance to Beacon Avenue, to the waterfront walkway, and to the nearest flight of stairs. A one-level condo near the shops, a rancher on a quiet side street and a home with water views sell to different buyers, and a town-wide average blends them. I match your home to sales of its own type, check what competes with it today, and show what buyers chose. BC Assessment is background only.
Three questions before you sell in Sidney
- Could a buyer see themselves living in your home on one level and walking to Beacon Avenue, and does your listing prove it?
- If you own a condo, do you know what your strata minutes and bylaws will tell a buyer before you set the price?
- Are you selling because the house no longer fits, or because Sidney no longer fits? Those lead to different plans.

Sidney FAQ
Selling your Sidney home
How much is my Sidney home worth?
It depends on which Sidney product you own: a condo near Beacon Avenue, a townhome, a rancher on a side street, or a home with water views. Sidney recorded 346 home sales (MLS data via Lofty, October 2025 to September 2026), and averaging them would mislead you, because each type sells to a different buyer. I match your home to sales of the same type, size, age, condition and distance to the shops and the waterfront, check what is listed against it today, and give you a written range with every comparable shown. Get your written Sidney value here, or enter your address at the top of this page.
How do I sell my Sidney condo or townhome?
Read your strata documents before you set a price, because Sidney condo buyers read them before they write an offer. They ask about bylaws on age, pets and rentals, the contingency reserve fund, recent or planned special levies, and repairs mentioned in the minutes or a depreciation report. If your building has an age restriction, that narrows the pool to buyers who want exactly that, so the listing has to state the bylaw accurately. I order the documents, read them with you, and deal with any surprises before a buyer finds them. Own a Sidney condo? Ask me to review your strata package first.
Could my Sidney lot be worth more under the new zoning?
Possibly, if the Town confirms what it allows. Since Sidney updated its Zoning Bylaw in June 2024 under provincial law, lots in the R1, R2 and R3 Neighbourhood Residential zones can have three units on lots of 280 m² or less and four on larger lots, though the change does not apply to R4. Height, setbacks, parking and any development permit area still shape what fits on your lot. A builder pays for what is confirmed, not what is hoped, so I check zoning and lot size with Sidney's Development Services before the listing mentions potential. Curious about your lot? Send me the address.
How do I sell a Sidney house that has a suite?
Find out whether the suite was permitted before you advertise it, because that is the first thing a careful buyer and their lender ask. Sidney's bylaw now treats a suite as an additional dwelling unit, and adding any unit, including a secondary suite, requires a building permit. An unpermitted suite can still be sold, but it is described as space, not as income, and buyers adjust for that. Decide too whether it sells with a tenant or vacant, and have your lawyer confirm the tenancy rules before you give notice. I check the permit record with you first. Not sure about yours? Ask me.
Should I update my older Sidney rancher before I sell, or sell as is?
Fix what reads as risk and skip the big renovation. In an older Sidney rancher, buyers notice the roof, perimeter drains, windows, the heating system and any sign of an old oil tank long before they notice the countertops. A pre-listing inspection lets you choose whether to repair, price for it or disclose it, instead of renegotiating against a deadline. Paint, lighting, a tidy yard and clean gutters cost little and show in the first photo. Many buyers of one-level homes want to move in without a project, so condition can matter more than finishes. Ask me for a walk-through and a short, ranked list.
How do I sell a Sidney home with an ocean view?
Show the view honestly and find out how protected it is. A full view over the water to the Gulf Islands sells differently from a glimpse between rooftops, so the photos are taken from where a buyer would actually stand, at the right time of day. Then the harder question: what could block it? Since 2024, Sidney's R1 to R3 zones allow three or four units on a lot, so a neighbour's lot may be able to grow. I check the zoning around you before the listing calls the view anything, because a careful buyer will check it too. Ask me to look at your view lines.
Is my BC Assessment the same as my Sidney home's market value?
No. BC Assessment values every Sidney property for tax on a fixed date that has already passed when your notice arrives, usually without seeing inside. Treat it as background. Buyers pay based on what comparable homes sold for recently and on what else they could tour this month. Two Sidney condos with the same assessment can sell very differently if one has an elevator, secure parking and a better strata, or a view the other lacks. I show you both numbers side by side and explain the gap. Ask for your written value to see how I get there.
Living in Sidney
Is Sidney BC a good place to live?
It is if you want a walkable seaside town with the airport and ferries close by. Sidney has shops and cafés along Beacon Avenue, a 2.5 km waterfront walkway with views of the Gulf Islands and Mount Baker, the Shaw Centre for the Salish Sea, and a seasonal ferry to Sidney Spit. Victoria International Airport is on its edge and the Swartz Bay terminal is just north. It recorded 346 home sales (MLS data via Lofty, October 2025 to September 2026), which shows steady demand, not that it suits you. Tell me how you'd spend a normal week and I'll tell you honestly.
What are the neighbourhoods in Sidney?
The Victoria Real Estate Board splits Sidney into four MLS areas: Sidney North-East, Sidney North-West, Sidney South-East and Sidney South-West. Buyers tend to think in simpler terms: how far to Beacon Avenue and the waterfront walkway, and which side of the Pat Bay Highway, with the west side closer to the airport. A condo steps from the shops and a detached home on a quiet street west of the highway attract different buyers even though both are Sidney. Tell me your must-haves, such as walkability, one-level living or a garage, and I'll narrow it to the streets that fit.
What parks, beaches and trails are in Sidney?
The waterfront walkway is the centrepiece: about 2.5 km, pedestrian only, with benches and mobility-device access. Lochside Waterfront Park, Glass Beach and Iroquois Park are along the way or close by. The Flight Path is a 9.3 km paved multi-use path circling the airport from Sidney into North Saanich, and the Lochside Trail runs from the Swartz Bay ferry terminal to Victoria. In season, the Sidney Spit ferry crosses to Gulf Islands National Park Reserve. If daily walks on the water are the point, tell me and I'll show you homes within a short stroll of the walkway.
What schools serve Sidney?
Sidney is in the Saanich School District (SD 63), not Greater Victoria's SD 61. Sidney Elementary is in town, and nearby North Saanich Middle School and Parkland Secondary, on McDonald Park Road, serve the north end of the Peninsula, with ḰELSET and Deep Cove elementary schools in North Saanich as well. The school a home is zoned for depends on its exact address and catchments can change, so confirm it with SD 63 before you write or accept an offer. If one school is your deciding factor, tell me which and I'll check listings against it.
How do I get from Sidney to downtown Victoria, the airport and the ferry?
By car it is the Pat Bay Highway, and by bus BC Transit runs several Sidney routes. Routes 70, 71 and 72 connect Swartz Bay with downtown, Route 81 links Saanichton, Sidney and Swartz Bay, Route 83 runs Sidney, Brentwood and Royal Oak, and Routes 87 and 88 serve the airport and Sidney. Service levels change by season, so check the current BC Transit schedule for your stop. Travel time depends on the hour more than the distance, so test your real commute at rush hour before you commit. Tell me where you need to be and I'll narrow the streets.
How much are property taxes in Sidney?
Your bill comes from your BC Assessment value and the rates the Town of Sidney and other authorities set each year. Sidney taxes are due on the first business day in July, which was July 2 in 2026. An unpaid balance takes a 5% penalty after the due date and a further 5% if still unpaid on the first business day in September. Claim your home owner grant on time if you qualify. For your own figure, check your notice or sidney.ca. Buying or selling mid-year? Tax is adjusted on completion, and I include it in your numbers before you decide.
Can I add a suite or extra home on my Sidney lot?
Often yes, if the lot is zoned R1, R2 or R3. Since June 2024, Sidney allows three units on lots of 280 m² or less and four on larger lots in those zones, in configurations such as a suite plus a garden suite, while R4 is excluded. Adding any unit, including a secondary suite, needs a building permit, a development permit may be required first, and the bylaw generally asks for one parking space per unit. Rules change, so confirm with Sidney's Development Services before you buy or build. Buying with a suite in mind? I check zoning and permits before you offer.
Sidney or North Saanich: which is the better fit?
Sidney is the compact town and North Saanich is the land around it. Sidney gives you Beacon Avenue, the waterfront walkway and condos, townhomes and town lots. North Saanich gives you subdivisions like Dean Park, acreage, farmland and Saanich Inlet waterfront, often with a septic system instead of sewer. Over the same period Sidney recorded 346 home sales and North Saanich 227 (MLS data via Lofty, October 2025 to September 2026), so both have regular activity. Choose on what your days need: a walk to coffee, or space and quiet. Browse North Saanich homes and I'll compare your shortlist.
