Sun Ridge Homes for Sale and Home Values

Sun Ridge is a small Colwood MLS neighbourhood off Sooke Road, filed as Co Sun Ridge, on streets such as Sunridge Valley Drive, Cecil Blogg Drive, Brittany Drive and Ankathem Place. Colwood Creek Park, with its paved, lighted trail and playground, is reached from three of those streets. Buyers here often weigh an established home against newer builds in Royal Bay and Langford. Whether your suite, servicing and lot are documented decides how your Sun Ridge home competes.

Selling in Sun Ridge

A Sun Ridge buyer is usually choosing between an established home and something brand new a few minutes away. I match sales within Sun Ridge and the Colwood sub-areas that truly compete, separate view, suite and lot, then list the new homes a buyer can tour that weekend. Suite permits and title type get confirmed before we list. BC Assessment is background only.

Three questions before you sell in Sun Ridge

  • When a buyer compares your Sun Ridge home with a new build in Royal Bay or Langford, what does yours give them that the new one can't?
  • Do you have the records that show whether your home is on sewer or septic, and when the system was last pumped or inspected?
  • If your suite helps a buyer qualify, could you hand them the permit on the first showing?

Sun Ridge FAQ

Selling your Sun Ridge home

How much is my Sun Ridge home worth in Colwood?

It depends on what your home is and who it competes with, because a Sun Ridge house with a suite and an outlook and a home without either attract different buyers. Sun Ridge is a small MLS sub-area, so I start with sales inside it, then add nearby Colwood sales only where buyers truly cross over, and check the new homes listed in Royal Bay and Langford that week. You get a written range with every comparable shown and why it was used. Get your written value here, or enter your address at the top of this page.

How do I compete with new construction when selling my Sun Ridge home?

Sell what a new build can't offer yet. A buyer touring Sun Ridge often has new homes in Royal Bay or Langford on the same list, with fresh finishes and warranty coverage. Your edge may be an established yard, a finished street, a rented suite, a quicker move-in or an outlook that a new lot lower down doesn't have. I walk the new releases your buyer can tour that weekend and list the differences item by item in your marketing. Questions about GST or other tax on new versus resale go to your accountant. Want the side-by-side for your home? Ask me.

Does a legal suite add value when I sell my Sun Ridge home?

It can, if a buyer can verify it. Colwood's checklist caps a secondary suite at 90 m² or 40% of the home's floor area, whichever is less, and requires an extra off-street parking space and a covenant that stops it being stratified. On a Sun Ridge lot with a walk-out lower floor, the space often looks suite-ready, but a buyer's lender and inspector will ask about the permit, not the layout. Decide early whether it sells with the tenant or vacant, because that choice decides your buyer, and your lawyer confirms tenancy rules. I check the permit file with you before we list.

Does a view change the value of my Sun Ridge home?

Yes, but only the view a buyer can see and trust. A wide outlook from the main living area sells differently from a glimpse out of one bedroom, and buyers also ask whether trees or building below could block it later. I photograph the view at its best time of day, describe it accurately in the listing, and check zoning on the lots below so nobody is promised what can't be kept. Comparables are matched by view as well as size. Not sure how much of your value is the outlook? Send me your address and a photo from your living room.

Should I update my Sun Ridge home before selling or sell it as is?

Fix what a buyer sees first and skip work you can't recover. Your Sun Ridge buyer is likely comparing you with new homes nearby, so dated paint, worn flooring and tired lighting stand out more than they would elsewhere, and those are cheap to fix. A full kitchen rarely pays back at sale. Don't ignore anything that looks like a problem, such as roof wear, drainage on a slope or an older hot water tank, because it costs more in negotiation than to fix or disclose. A pre-listing inspection settles which is which. Ask me for a walk-through and a short do-and-skip list.

Is my BC Assessment the same as my Sun Ridge home's market value?

No. BC Assessment values homes in bulk for property tax, as of a date that has already passed, usually without anyone going inside. Use it as background, not as a price. Two Sun Ridge homes with similar assessments can sell very differently if one has a permitted suite, a usable view from the main floor or a newer roof. Buyers pay based on recent matched sales and on what else they can buy that week, including new builds in Royal Bay and Langford. Ask for your written value and I'll show where it differs from your assessment, and why.

Does backing onto Colwood Creek Park help sell my Sun Ridge home?

It can, if you show buyers exactly what the park gives them. A Sun Ridge lot beside Colwood Creek Park offers green space and a paved, lighted trail over a footbridge, which matters to families and dog owners, while other buyers will ask about foot traffic and privacy along the fence. I photograph the yard and the park edge, mark the nearest access from Brittany Drive, Sunridge Valley Drive or Cecil Blogg Drive, and compare your home with park-side sales rather than the whole sub-area. Lot lines and any covenants come from title, which your lawyer confirms. Does your yard meet the park? Send me your address and a photo from the back fence.

Living in Sun Ridge

Is Sun Ridge in Colwood a good place to live?

It suits buyers who want a settled residential street with a park on the doorstep, inside Colwood and close to Langford's shops. Streets filed under Sun Ridge on the MLS include Sunridge Valley Drive, Cecil Blogg Drive and Brittany Drive, and the City of Colwood lists all three as access points to Colwood Creek Park, with its paved, lighted trail and playground. Weigh it honestly: the choice of homes at any moment is small, and lots, slopes and suites differ from street to street. Tell me your must-haves, and I'll check every Sun Ridge listing against them before you book a showing.

Where is Sun Ridge in Colwood and which streets are in it?

Sun Ridge is a Victoria Real Estate Board MLS neighbourhood in Colwood, filed as Co Sun Ridge, and it isn't one of the neighbourhood names the City of Colwood uses on its own website. Homes filed under it sit on streets including Sunridge Valley Drive, Cecil Blogg Drive, Brittany Drive, Ankathem Place, Antrobus Crescent, Flannagan Place and parts of Sooke Road, around Colwood Creek Park. The MLS line can differ from what neighbours call the area, and the V9B postal code is shared with parts of Langford, so check the sub-area on the listing, not the mailing address. Selling? Send me your address and I'll confirm how your home is filed.

What school catchment is Sun Ridge in?

Sun Ridge is in the City of Colwood, which is served by the Sooke School District, SD 62. Colwood's public schools include Royal Bay Secondary on Ryder Hesjedal Way, Dunsmuir Middle, École John Stubbs Memorial, and Colwood, Sangster and Wishart elementary schools. Living near a school doesn't put a home in its catchment: that depends on the exact address, and SD 62 has reviewed boundaries as enrolment grows. Confirm the catchment with SD 62 by address before you write or accept an offer. If one school decides your move, tell me which, and I'll check Sun Ridge homes against it first.

What parks and trails are near Sun Ridge in Colwood?

Colwood Creek Park is the one on your doorstep: the City of Colwood lists Brittany Drive, Sunridge Valley Drive and Cecil Blogg Drive as its access points. It has two level, grassy areas on either side of the creek, a playground, and a paved, lighted trail that crosses Colwood Creek on a footbridge, and the City describes it as fully accessible. Further afield are the Galloping Goose Regional Trail, the Colwood waterfront and Esquimalt Lagoon. The City has a new management plan for the park and has studied its farmland history with the Agricultural Land Commission, so ask Colwood about upgrades. Want to know which homes back onto the park? Ask me.

Can I add a suite or garden suite to my Sun Ridge home?

Often yes, if your zone allows it and you meet Colwood's checklist. It allows one secondary suite and one garden suite per lot, each capped at 90 m² or 40% of the home's floor area, whichever is less, with an extra off-street parking space for each and a covenant against stratifying them. A garden suite over one storey is capped at 7 m or 80% of the main home's height, whichever is less. Since Council adopted Bylaw 2091 on August 24, 2026, listed zones may also allow 3 to 6 units, so ask Colwood Planning whether your address qualifies. Buying a home with a suite? Ask me to check its permit first.

How much are property taxes in Sun Ridge, Colwood?

Your bill comes from your assessed value and the rates Colwood and other taxing bodies set each year, so it changes with both. Colwood says property taxes are due the first business day after Canada Day, and a 10% penalty applies to any unpaid amount, including a home owner grant that hasn't been claimed. Owners on strata title also pay monthly strata fees on top. For this year's rates and your own figure, see your tax notice or colwood.ca. Buying or selling mid-year? Your lawyer adjusts property tax on the completion date, and your accountant answers tax questions about your sale. I include the adjustment in your net sheet before you decide.

Are Sun Ridge homes on sewer or septic?

It depends on the house, so check each one rather than the street. The City of Colwood says about 43% of its households use septic systems, after residents voted against citywide sewer in a 1994 referendum, and that no new homes can be built unless they connect to sewer. A home next to an existing sewer main can apply to connect: Colwood describes a City-built connection to the property line, a sewer enhancement fee, and the owner's own line plus decommissioning the septic tank. Septic owners also pay the CRD's onsite sewage parcel tax. Buying in Sun Ridge? I ask the seller for servicing, pumping and inspection records before you write an offer.
