Selling in Tanner
On Tanner Ridge an outlook can be part of the price where it is real, so it has to be shown, not described. Buyers compare your home with other ridge homes on outlook, layout, suite, yard and condition, and with village homes in Saanichton on convenience. I match your home to sales of the same type and view, check what is listed on the Peninsula now, and show what buyers chose. BC Assessment is background only.
Three questions before you sell in Tanner
- Does your listing photo show the view you see from your living room, or just the driveway?
- If a buyer asked what your lot allows under Central Saanich's current zoning, could you answer in writing?
- Is the house still the right size for the way you live, or are you heating rooms you don't use?

Tanner FAQ
Selling your Tanner home
How much is my Tanner home worth?
It depends on how your home compares with the others a buyer could tour, and in Tanner the outlook can be part of that. I match your home to recent sales of the same type and outlook on the Peninsula, then adjust for layout, any suite, lot, age and condition. I check what is listed in Tanner, Saanichton and Keating today, and you get a written range with every comparable shown, not a Central Saanich average. Get your written Tanner value here.
How do I sell a view home on Tanner Ridge?
Prove the view in the photos, and let the price follow the evidence. Tanner Ridge sits up what the District of Central Saanich calls the Tanner Road hill, so some homes have a wide outlook and others see mainly their neighbours. Light and weather change a view, so I plan the shoot for clear light and photograph from the rooms where you actually see it. In pricing, I compare view homes with view homes, because a buyer pays for a view only when similar homes without one are visibly different. Anything that could block it later is a question for title and zoning, which your lawyer and the District confirm. Have a view? Ask me how I'd show it.
Does my Tanner lot qualify for more units under Central Saanich's new zoning?
It might, if your lot is inside the urban containment boundary and serviced. There, Central Saanich's Residential Neighbourhood zone allows three or four units depending on lot size, but units are not buildings: an average lot allows two buildings, which can contain suites. Most infill needs a development permit, and permitted units are not always achievable on a given site. The District has published a 2026 zoning bylaw that may change the details, so confirm the current rules before relying on any number. I check your Tanner address with the District before we price it. Curious? Send me the address.
Does a suite add value when I sell my Tanner home?
It can, when the permits back it up. A buyer who plans to rent the suite, or house family in it, pays for what is documented, and their lender may ignore an unpermitted kitchen. Ask the District of Central Saanich for your permit history, gather any rental records, and decide whether the suite sells with a tenant or vacant. Your lawyer confirms tenancy rules before any notice is given. An unpermitted suite can still sell, described as space rather than income. I check the record with you before we write the listing. Have a suite in Tanner? Ask me first.
Should I update my Tanner home before I sell, or sell as is?
Fix what worries buyers, then think about finishes. On older Tanner homes that means the roof, perimeter drains, wiring, the heat source and any old oil tank; on newer ridge homes it is usually lighter work such as paint, landscaping and a deck that shows off the view. A pre-listing inspection lets you fix, price or disclose on your terms instead of renegotiating against a buyer's deadline. Spending on a renovation the next owner may redo rarely pays. Ask me for a walk-through of your Tanner home and you get a short, ranked list of what to do and what to skip.
Is my BC Assessment the same as my Tanner home's market value?
No. BC Assessment values your Tanner home for property tax as of a fixed past date, usually without a visit, so it rarely captures how much of the view you actually see, a permitted suite or a recent update. Use it as background, not as a price. Buyers pay based on recent comparable sales on the Peninsula and what else they could tour this month, and two homes with the same assessment can sell very differently. I show you both numbers and explain the gap in writing. Ask for your written value and see how I got there.
How long does it take to sell a house in Tanner?
It depends on your type of home and what it competes with, so I won't give you one Tanner figure. Ask and I'll pull current numbers for your type of home, with their date. What tells you more is buyer response in the first two weeks: showings without offers point to one fix, few showings point to another. On view homes, the first photos often decide whether buyers book at all. I track showings and feedback from launch day and adjust on evidence, not on how long the sign has been up. Living in Tanner
Is Tanner in Central Saanich a good place to live?
It is if you want a quiet residential street on a hill, close to a village but not in one. Tanner sits around Tanner Road in Central Saanich, on streets such as Rodolph Road, Robin Way, Elaine Way and Springlea Road, which the District groups in its Tanner Ridge water main project. Saanichton's shops, Saanich Peninsula Hospital and Stelly's Secondary are a short drive away. The trade-off is that most errands mean a drive, or a walk down the Tanner Road hill and back up. Tell me how you spend a normal week and I'll tell you honestly whether Tanner fits, or whether Saanichton or Brentwood Bay suits you better.
What schools serve Tanner?
Tanner is in the Saanich School District (SD 63), whose board office is on Keating Cross Road. Nearby SD 63 schools include Keating Elementary, Bayside Middle School in Brentwood Bay and Stelly's Secondary at 1627 Stellys Cross Road in Saanichton, for grades 9 to 12. Which elementary and middle school a home is zoned for depends on its exact address, and catchments can change, so confirm it with SD 63 before you write or accept an offer. If one school decides it for you, tell me which and I'll check Tanner listings against its catchment.
What parks and beaches are near Tanner?
Centennial Park on Wallace Drive in Saanichton is an 18-hectare community park with playfields, courts and trails. Island View Beach Regional Park, on the east shore, has a long sandy beach, dunes and a seasonal campground. Butterfield Park, off Mt. Newton Cross Road, is a quiet 13-acre property with hiking, and the Lochside Regional Trail runs past the farmland toward Sidney and Victoria. Brentwood Bay's waterfront is a short drive west. Want one of these as part of your week? Tell me which and I'll show you Tanner homes close to it.
How do I get from Tanner to downtown Victoria?
By car, most Tanner residents use the Pat Bay Highway, which runs south to Victoria and north to the airport and Swartz Bay. By bus, Route 75 runs from Saanichton through Royal Oak to downtown, and Route 83 connects Sidney, Brentwood and Royal Oak. BC Transit seasonally reduces Route 75, so check the current schedule for your stop, and expect an uphill walk home from it on the ridge. Test your real commute at rush hour before you commit. Tell me where you need to be each day and I'll narrow the Tanner streets that make the most sense.
How much are property taxes in Tanner?
Your bill comes from your BC Assessment value and the rates set each year by the District of Central Saanich and other authorities. For 2026, taxes were due July 2, and the District charges a 10% penalty on anything outstanding after that date, so claim your home owner grant on time if you qualify. Central Saanich is also a designated area for the provincial Speculation and Vacancy Tax, and your accountant confirms whether it applies to you. Check your notice or centralsaanich.ca for rates. Buying in Tanner? Tax is adjusted on completion, and I include it in your numbers.
Tanner or Saanichton: which is the better fit?
Choose on whether you want the view or the walk. Saanichton is the village: shops around Mount Newton Cross Road, Saanich Peninsula Hospital, Stelly's and a mix of village homes, townhomes and condos. Tanner is up the Tanner Road hill nearby, with homes that vary in outlook, and a short drive to the same shops. Families often shortlist both, plus Brentwood Bay. Spend a Saturday morning in Saanichton village, then drive Tanner Ridge at sunset, and the answer usually shows itself. Browse Saanichton homes and I'll compare your shortlist.
What is the Tanner Ridge water main project and when does it start?
It is the District of Central Saanich's phased replacement of ageing water mains, and Phase 1 construction may begin as early as winter 2026, after contract award. Phase 1 covers Tanner Road from Elaine Way to Rodolph Road, plus parts of Elaine Way, Meadowland Drive, Marie Meadows Road, Springlea Road and Robin Way. Phase 2 covers Central Saanich Road from the base of the Tanner Road hill to Keating Cross Road. The District says ageing pipes raise the risk of leaks and service interruptions, and it plans to minimize disruption. Buying or selling on one of these streets? I check the current schedule with you before we set a move or launch date.
