Tillicum Homes for Sale and Home Values

Tillicum is one of Saanich's oldest residential areas, set between Portage Inlet, the Gorge Waterway, the Trans-Canada Highway and the City of Victoria. It mixes pre-war houses, heritage homes along Gorge Road West, post-war homes and condos near Tillicum Centre, with Gorge Waterway Park, Cuthbert Holmes Park and Pearkes Recreation Centre close by. Tillicum recorded 82 home sales (MLS data via Lofty, October 2025 to September 2026). Below: live listings, how value is built here, and answers for sellers and buyers.

Selling in Tillicum

Tillicum sells as several small markets: a 1920s house near the Gorge, a post-war home on a standard lot and a condo by Tillicum Centre each draw a different buyer. I price from Tillicum sales matched on type, age, condition, lot and, for condos, the strata's health, then check them against what that buyer could tour instead across the Gorge or near Uptown this month. BC Assessment is background only.

Three questions before you sell in Tillicum

  • If a buyer toured your home and the closest competing Tillicum listing on the same afternoon, why would they choose yours?
  • For a condo or townhome: are your strata minutes, financials and Form B ready before a buyer's lawyer asks?
  • Does your home have something buyers here pay for, such as Gorge Waterway access, a permitted suite or a larger lot, and can you prove it?

Tillicum FAQ

Selling your Tillicum home

How much is my Tillicum home worth?

It depends first on which kind of Tillicum home you own, because a 1920s house near the Gorge, a post-war home on a standard lot and a condo by Tillicum Centre each have a different buyer. Tillicum recorded 82 home sales (MLS data via Lofty, October 2025 to September 2026). That is enough evidence to work from, but only the sales that match your type, age, condition and lot belong in your value. I pick those, check them against what is listed near you today, and give you a written range with every comparable shown. Get your written Tillicum value, or enter your address at the top of this page.

How much is my Tillicum condo worth?

Start with recent condo sales in and near your own building, then adjust for the strata itself. Tillicum recorded 82 sales of all home types (MLS data via Lofty, October 2025 to September 2026), so I pull out the condo sales of similar size, age and layout rather than pricing off the whole area. Location counts too: Tillicum Centre is served by BC Transit routes 8, 11, 24 and 25. A buyer's lawyer and lender will read the strata's finances, repairs and bylaws, so I read your minutes and depreciation report before pricing. Enter your address at the top of this page, name your building, and I'll start there.

What documents do I need to sell my Tillicum condo or townhome?

Expect to provide the strata's Form B Information Certificate, recent council and general meeting minutes, the bylaws and rules, the current budget and financial statements, and any depreciation report. A buyer's lawyer and lender read these closely, and minutes that mention a coming special levy or a building repair can stall a sale late if nobody saw them first. Ordering and reading them before you list lets us explain any issue up front instead of under a deadline. Your strata manager supplies the documents and your lawyer confirms anything legal in them. Does the Tillicum Burnside Plan change what my home is worth?

Not on its own, because the plan is still a draft. Saanich presented the draft Tillicum Burnside Plan to Council on April 27, 2026, and public engagement closed in July 2026. It points toward mixed-use buildings and more housing variety around Tillicum and Burnside Roads, but it has not been adopted, and it does not rezone your lot today. Buyers pay for what zoning allows now, so I never price a home on a draft plan. I check what your current zoning permits with Saanich and note the plan as context only. Wondering how it touches your street? Send me your address and I'll check.

Does being near the Gorge Waterway add value to my Tillicum home?

It can, but only what a buyer can see and use counts. Gorge Waterway Park runs along Gorge Road West between Tillicum and Admirals Roads, with beach access, a boat launch, trails and a playground, so a home with a view, a short walk or direct water access offers something most Tillicum homes cannot. The waterway is part of the Victoria Harbour Migratory Bird Sanctuary, and specific rules apply on the water, so check with Saanich before promising shoreline use. I compare your home with sales that share the same water benefit, not with the whole area. Close to the Gorge? Ask me what your location is really worth.

Should I fix up my older Tillicum house or sell it as is?

Fix what a buyer sees first and investigate what they will find later. Tillicum grew in the boom before the First World War and kept building through the 1920s to 1980s, so many houses here are decades old. Paint, lighting, gutters and a tidy yard are cheap and show in photos. For older homes the bigger risks are hidden: an oil tank, old wiring, perimeter drains or the roof. A pre-listing inspection lets you fix, price or disclose those on your terms instead of renegotiating mid-sale. I'll walk through with you and give you a short list of what to do, what to skip, and why.

What do buyers compare a Tillicum home with?

Whatever else they could buy at the same price nearby, not other Tillicum homes alone. A condo buyer here may also be touring units near Uptown, and a house buyer may be weighing homes across the Gorge in Esquimalt and Victoria, or farther west in View Royal. They compare commute, lot, condition, suite and strata costs, then pick the best value they can find. Your home has to win that comparison on the day it lists. Before we set a price, I pull the competing listings a Tillicum buyer would see and show you where yours wins and where it doesn't. Enter your address at the top of this page.

Living in Tillicum

Is Tillicum a good place to live?

It suits people who want to be close to the city with water, parks and shopping nearby. Tillicum is one of Saanich's earliest residential areas, set between Portage Inlet, the Gorge Waterway, the Trans-Canada Highway and the City of Victoria. Gorge Waterway Park, Cuthbert Holmes Park, Pearkes Recreation Centre and Tillicum Centre are all within it. Housing ranges from pre-war houses and heritage homes along Gorge Road West to post-war homes and condos. Tillicum recorded 82 home sales (MLS data via Lofty, October 2025 to September 2026). That shows steady demand, not that it fits you. Tell me your must-haves and I'll compare it with the rest of Saanich.

What schools serve Tillicum?

Tillicum is in Greater Victoria School District (SD 61). Tillicum Elementary is at 3155 Albina Street, on a site first planned in 1914, and the district's Spectrum family of schools includes Tillicum Elementary, Colquitz Middle and Spectrum Community School. Which school a home is zoned for depends on its exact address, and catchments can change, so confirm it with SD 61 by address before you write or accept an offer. If a school is your deciding factor, tell me which one and I'll only send you Tillicum homes worth checking against its catchment.

What parks are in Tillicum?

The two big ones are Gorge Waterway Park and Cuthbert Holmes Park. Gorge Waterway Park is a 4.91 hectare linear park on Gorge Road West between Tillicum and Admirals Roads, with beach access, a boat launch, picnic areas, trails and a playground. Cuthbert Holmes Park opened in 1990 as a 67.7 acre natural area along the Colquitz River. Rudd Park, created around 1943, is also here. Dogs are leashed at Gorge Waterway Park except from 6 to 9 a.m. For a home, the useful test is the walk from your door to the park you would use most. Tell me which, and I'll show you the streets within reach.

What is at Pearkes Recreation Centre in Tillicum?

Pearkes Recreation Centre, at 3100 Tillicum Road, is Saanich's oldest community recreation centre and its second largest recreation facility. It has arena ice, a weight room overlooking the arena, an indoor cycling studio, a fieldhouse with pickleball and a full schedule of fitness classes. The same site includes the Greater Victoria Public Library's Saanich Centennial Branch and the Saanich Archives. For buyers with kids in skating or hockey, or anyone who wants the gym and library a short walk away, it is a real reason to look here. Want to live within walking distance? Tell me and I'll narrow the Tillicum streets for you.

Can I add a suite or more units to a Tillicum house?

Often yes, if your lot qualifies under Saanich's rules. Since June 30, 2024, Saanich allows three to six units on lots in single-detached zones inside its Urban Containment Boundary, depending on lot size and location, and five or more need a Form and Character Development Permit. An RS or RD lot can hold both a secondary suite and a garden suite, and Saanich removed the owner-occupancy requirement for both. A garden suite needs a lot of at least 400 m² and 12 m wide. Confirm your lot with Saanich Planning before you buy or build. Looking at a Tillicum house for its potential? Ask me to check the lot first.

How do I get around from Tillicum: bus, bike and highway?

Tillicum Centre is the bus hub: BC Transit routes 8, 11, 24 and 25 serve it. Route 24 runs downtown by way of Admirals Walk and Johnson Street, and Route 11 runs across Saanich to UVic. The Trans-Canada Highway runs along Tillicum's north side for driving. For cycling, Saanich's draft Tillicum Burnside Plan proposes a greenway on Millgrove and Seaton streets linking the Gorge Waterway to the Galloping Goose Trail, which is a plan, not built yet. Check the current timetable for your stop and test the trip at the hour you would travel. Tell me where you work and I'll show you which Tillicum streets make it easiest.

Can I rent out a Tillicum condo?

Usually yes for long-term rentals, because BC strata corporations can no longer ban or cap rentals. Since November 24, 2022, rental restriction bylaws are unenforceable, though a strata can still restrict short-term rentals, and age bylaws of 55 plus remain allowed. That matters if you are buying near Tillicum Centre as an investor or want the option to rent later. Read the bylaws and minutes for short-term rental limits and any pending changes, and have your lawyer confirm how the Strata Property Act applies to that building. Buying a Tillicum condo to rent? Send me the listing and I'll pull its bylaws before you offer.
