Estevan Homes for Sale and Home Values
Estevan is one of Oak Bay's six board areas, on the municipality's east side next to the Uplands, with Willows Beach, the walkway to Cattle Point and Estevan's own small shopping area close by. Willows School is on Musgrave Street. Housing runs from older character houses to full rebuilds, some with ocean views. Here is how I value homes in Estevan.
Selling in Estevan
In Estevan, value is built house by house. Buyers weigh how much original character survived, whether the oil tank, wiring, drains and roof were dealt with, the lot under Oak Bay's 2024 infill rules, and the walk to Willows Beach. Near the Uplands edge, design approvals can matter too. I price from matched sales, what is competing now and what buyers chose instead. BC Assessment is background only.
Three questions before you sell in Estevan
- How much of your home's original character is still there, and how much has been redone?
- Do you know whether your lot falls inside the Uplands, where exterior work needs its own approval?
- If a buyer chose a South Oak Bay or Uplands home over yours, what would they say yours was missing?

Estevan FAQ
Selling your Estevan home
How much is my Estevan home in Oak Bay worth?
It depends on your street, your lot and how much of the house has been redone, because in Estevan those things separate one sale from the next. A home a short walk from Willows Beach and Estevan's shops draws a different buyer than one closer to Cadboro Bay Road, and an Oak Bay average blends both with Uplands waterfront. I match your home with sales that share its location, lot, era and condition, set them against what a buyer could tour instead this month, and give you a written range showing every comparable I used. Ask for your written Estevan value.
Is my BC Assessment what my Estevan house will sell for?
No. BC Assessment values every Oak Bay property for tax, as of a date that has already passed, usually without anyone stepping inside. In Estevan that gap can be wide, because two houses on the same street can carry similar assessments while one still has its original interior and the other was rebuilt behind its old front. Buyers pay for what they see on the tour, compared with recent matched sales and what else is listed now. Use the assessment as background only. Want to see yours next to real comparables? Ask for your written value and I'll show you every sale I used.
Should I renovate my Estevan character home before selling, or sell as is?
Usually, fix what a buyer will worry about and leave the big design choices to them. A buyer drawn to an older Estevan house often plans their own kitchen, or is pricing the lot under Oak Bay's infill rules, so a new one may not earn back its cost. What costs you is doubt: an old oil tank, original wiring, ageing perimeter drains or a tired roof. Those turn into price cuts once an inspector finds them. Restoring original detail often shows better than covering it. I walk the house with you and sort each item into fix, disclose or leave. Ask me before you hire a contractor.
Can my Estevan lot sell for more under Oak Bay's infill rules?
It can attract more buyers, but only if the lot qualifies and the listing says what is confirmed. Under Oak Bay's Infill Housing Program adopted in June 2024, lots over 280 square metres can hold up to four units, smaller lots up to three, and heritage-designated parcels up to two without a Heritage Revitalization Agreement. Three or four units need an Infill Residential Development Permit. Estevan borders the Uplands, where exterior work needs Uplands Siting and Design Approval, so I also confirm which side of that line you're on. Wondering what your lot allows? Send me the address and I'll check with Oak Bay first.
How do I sell an Estevan house with a secondary suite?
Start by finding out whether the suite is authorized, because a buyer's lender and lawyer will ask. Oak Bay allows one secondary suite inside a one-family home in its single-family zones, and an existing suite counts once its building permit work is inspected and closed with an occupancy permit or final inspection. A suite without that record can still sell, but a buyer will price in the risk or the cost of fixing it. Then decide whether it sells vacant or with a tenant, and let your lawyer confirm any notice rules. I check the permit history with you before we write the listing.
What do buyers compare an Estevan home with?
Rarely just the house next door. A buyer at your price is often touring the Uplands, North Oak Bay and South Oak Bay the same weekend, and sometimes Cadboro Bay in Saanich. Each offers something different: the walk to Willows Beach, lot size, the age of the house, or different municipal rules across the line. Your home sells when it wins that comparison on the points that buyer cares about. Before we list, I map out which homes a buyer at your price could see instead, and we decide what your listing has to prove. Ask me which ones yours would face.
Living in Estevan
Is Estevan a good place to live in Oak Bay?
It suits people who want an older, established neighbourhood within walking distance of the beach and a small shopping area. Estevan is one of Oak Bay's six board areas, close to Willows Beach and the walkway to Cattle Point in Uplands Park, and it has its own small shopping area, apart from Oak Bay Avenue. Willows School is on Musgrave Street. Housing runs from older character houses to rebuilds, some with ocean views. Tell me what you need day to day, and I'll tell you honestly whether Estevan or another part of Oak Bay fits better.
Where is the Estevan neighbourhood in Oak Bay?
Estevan is on the east side of the District of Oak Bay, near Willows Beach, between the Uplands and the rest of Oak Bay. The Victoria Real Estate Board splits Oak Bay into six areas: Uplands, Estevan, Henderson, North Oak Bay, South Oak Bay and Gonzales, and files these homes as Ob Estevan. Oak Bay's community plan names Estevan among the municipality's identifiable places, alongside Oak Bay Village, the Uplands and Willows Beach. The board draws the exact lines, so a home near the Uplands edge can fall in a different area. Give me a street name and I'll confirm it.
What should I know about Willows Beach if I live in Estevan?
Willows Beach is a sandy beach at Willows Park, at Dalhousie Street and Beach Drive, with its main entrance at the end of Bowker Avenue. The 1.17 hectare park has change rooms, washrooms, a tea room and concession, a playground, and a walkway that connects to Cattle Point in Uplands Park. Dogs are not allowed on the beach from May 1 to September 30, and South Willows Beach, from Bowker Avenue to Glenlyon Norfolk School, is off-limits to dogs all year. A Mobi-Mat gives beach access at Bowker in summer. Want to walk there daily? I'll show you Estevan homes within an easy walk.
What school catchment is Estevan in?
Estevan is in the Greater Victoria School District, SD 61. Willows School, a dual-track English and French Immersion school for kindergarten to Grade 5, is at 2290 Musgrave Street, and SD 61's Oak Bay pathway also includes Margaret Jenkins Elementary, Monterey Middle School at 851 Monterey Avenue and Oak Bay High at 2121 Cadboro Bay Road. Glenlyon Norfolk School, an independent school, sits beside Willows Beach. A home's catchment depends on its exact address and can change, so check it with SD 61's School Locator before you write or accept an offer. Tell me which school matters and I'll check each home against it.
How far is Estevan from downtown Victoria?
Estevan is on Oak Bay's eastern side, so downtown Victoria is a drive west across Oak Bay and the City of Victoria rather than a short hop. How long it takes depends on your street and the hour. For any address, the honest answer is the trip at the time you'd actually travel, so test the drive, cycle or BC Transit ride at rush hour before you commit, and check the BC Transit trip planner for the stop nearest the home. If you work or study at the University of Victoria instead, the trip runs north. Tell me where you go each day and I'll narrow the list.
Can I add a suite or garden suite to an Estevan home?
Often yes, under rules Oak Bay updated in June 2024. Oak Bay allows one secondary suite inside a one-family home in its single-family zones, and its Infill Housing Program also allows detached accessory dwelling units, such as living space over a garage. Lots over 280 square metres can hold up to four units, smaller lots three, and heritage-designated lots two. Every option needs a building permit, three or four units need an Infill Residential Development Permit, and protected trees can need a Tree Permit. Confirm your lot with Oak Bay Planning before you buy or build. Buying for a suite? Ask me to check its permits first.
