Oak Bay Homes for Sale and Home Values
Oak Bay is its own municipality on the east side of Greater Victoria, with its own zoning, permits and tax bill. The board splits it into six areas: Uplands, Estevan, Henderson, North Oak Bay, South Oak Bay and Gonzales. Between them sit Willows Beach, Uplands Park, the shops on Oak Bay Avenue and in Estevan, and homes from early 1900s character houses to rebuilds and condos. Oak Bay recorded 340 sales (MLS data via Lofty, October 2025 to September 2026). Here is how I value them.
Selling in Oak Bay
In Oak Bay, the lot and the paperwork move the number as much as the house. Since June 2024, Oak Bay's infill rules let lots over 280 square metres hold up to four units, or two if heritage-designated, and Uplands work can need its own design permit. Buyers price all of it in. I price from matched sales in your area, what's competing now and what buyers chose instead. BC Assessment is background only.
Three questions before you sell in Oak Bay
- If a buyer could build up to four units on your lot under Oak Bay's infill rules, would they be paying for your house, or for the land under it?
- Could you hand a buyer's lawyer the permits and occupancy sign-off for your suite and your renovations today?
- Which recent Oak Bay sale is the closest match to your home, and was it in the same board area as yours?

Oak Bay FAQ
Selling your Oak Bay home
How much is my Oak Bay home worth?
It depends first on which of Oak Bay's six board areas you are in, then on your lot, the era of the house and how much has been redone. Oak Bay recorded 340 sales (MLS data via Lofty, October 2025 to September 2026), so the evidence exists, but an Oak Bay average blends Uplands homes with condos near the Village. I pick the sales that match yours on area, lot, condition and suite status, set them against what a buyer could tour instead this month, and give you a written range showing every comparable I used. Ask for your written Oak Bay value.
Is my BC Assessment the same as my Oak Bay home's market value?
No. BC Assessment values every Oak Bay property as of a date that has already passed, for tax purposes, usually without anyone stepping inside. It cannot tell an original kitchen from a permitted rebuild, or an unsigned suite from one with an occupancy permit. Use it as background, not as a price. Buyers pay based on what comparable Oak Bay homes sold for recently and what they could tour instead this month. Want to see the two side by side for your home? Ask for your written value and I'll show you every sale I used next to your assessment.
Can I sell my Oak Bay lot for what could be built on it?
Possibly, but only for what Oak Bay's rules allow on your parcel. Under the Infill Housing Program adopted June 24, 2024, lots over 280 square metres can hold up to four units and smaller lots up to three, while heritage-designated parcels are limited to two without a Heritage Revitalization Agreement. Three or four units also need an Infill Residential Development Permit. A builder will check every one of those points, so I confirm zoning, lot size and heritage status with Oak Bay Planning before we market any potential. The listing then states what is confirmed, not what is hoped. Send me your address and I'll start there.
How do I sell an Oak Bay house that has a secondary suite?
Start with the paperwork, because in Oak Bay a suite is legal only once its building, plumbing and electrical permits are approved, inspected and closed with an occupancy permit or final inspection report. Oak Bay allows one secondary suite inside a one-family home in its single-family zones, and its suite page also calls for a signed owner's declaration. A buyer's lender and lawyer ask about this early. Then decide whether the suite sells tenanted or vacant, because that choice picks your buyer, and your lawyer confirms any tenancy notice rules. Not sure your suite was ever signed off? Ask me to check before you list.
What is different about selling a home in the Uplands?
The Uplands carries an extra approval layer. Oak Bay lists an Uplands Siting and Design permit among the permits that can apply to work there, so a buyer planning to renovate, add on or rebuild will ask what was approved before and what would need approval next. Buyers compare Uplands homes by lot, outlook and the house itself, not by an Oak Bay average. Uplands Park, 30.6 hectares of Garry oak meadow along Beach Drive, sits at its edge. I gather past permits and approvals before listing, so a buyer's lawyer finds answers, not gaps. Selling in the Uplands? Ask me what I'd gather first.
Should I renovate my older Oak Bay home before selling, or sell as is?
Usually skip the big renovation. An Oak Bay buyer may be pricing in their own plans, or pricing the lot under the infill rules, and neither pays you for a new kitchen they intend to replace. Small fixes that show care often do earn their keep: paint, lighting, gutters, the garden, and restoring original detail instead of covering it. The exception is anything an inspector will flag, such as an old oil tank, ageing perimeter drains, the roof or the wiring, which can cost more in negotiation than to settle first. Ask me for a walk-through and you get a short written list: do, skip, and what skipping might cost.
Should I get a home inspection before listing my Oak Bay home?
On an older Oak Bay home, often yes. The Victoria Real Estate Board describes Oak Bay architecture ranging from late 19th-century styles by Francis Rattenbury and Samuel Maclure to contemporary West Coast design, and an older home can carry decades of updates done to different standards. A pre-listing inspection finds the oil tank, drainage, roof, wiring or foundation issue before a buyer's inspector does, so you choose whether to fix it, price for it or disclose it. A problem found during a deal is one you negotiate against a deadline. I'll line up a qualified inspector, and we decide together what to do with the report.
When is the best time to sell a house in Oak Bay?
When your home is ready and your next move is lined up. What matters more is what you will be compared with the week you list, and in Oak Bay that competition can sit across a municipal line. A buyer touring a Gonzales character home may also be looking at Fairfield in Victoria, and an Uplands buyer may be weighing Ten Mile Point in Saanich. Before we pick a date, I check what is for sale in your board area and the areas next to it, and time the launch around that. Curious what you would be up against this month? Enter your address at the top of this page.
What does it cost to sell a house in Oak Bay?
The main costs are the commission set in your listing agreement, legal fees, your mortgage payout and any prepayment charge, moving, and whatever preparation you choose to do. Property tax is adjusted between you and the buyer on the completion date, and Oak Bay's 2026 taxes were due July 2, so the timing of your sale changes who has paid what. The figure that matters is what lands in your account. Before you decide to list, I walk you through an estimate of costs and net proceeds, and your lawyer and accountant confirm the legal and tax side. Want yours? Enter your address at the top of this page.
What do I have to tell buyers when I sell my Oak Bay home?
In BC, a seller cannot hide a known defect that makes a home unsafe or unfit to live in. Most sellers complete a Property Disclosure Statement, and in Oak Bay the answers buyers read closest are about suites, renovations and permits, oil tanks, drainage and any heritage designation, because each one changes what they can do with the home. Answering fully protects you, since a buyer who hears about a problem from you is easier to deal with than one who finds it after an offer. Your lawyer confirms what applies to your home. I go through the form with you before you list.
Living in Oak Bay
Is Oak Bay a good place to live?
It suits people who want an older, established municipality with the ocean on one side and the City of Victoria on the other. Oak Bay has Willows Beach, Uplands Park, the shops on Oak Bay Avenue and in Estevan, golf at the Uplands and Victoria golf clubs, and the University of Victoria on its border with Saanich. It recorded 340 sales (MLS data via Lofty, October 2025 to September 2026). That shows homes change hands here, not that it fits you. The better question is which of its six areas fits how you live. Tell me your must-haves and I'll tell you honestly whether Oak Bay or a nearby area fits better.
What are the neighbourhoods in Oak Bay?
The Victoria Real Estate Board splits Oak Bay into six areas: Uplands, Estevan, Henderson, North Oak Bay, South Oak Bay and Gonzales. The Uplands runs along the water near Cattle Point and Uplands Park. Estevan has its own small shopping area. South Oak Bay sits south of Oak Bay Avenue down to the water, and recorded 159 sales (MLS data via Lofty, October 2025 to September 2026). Buyers and sales data are sorted by these areas, so the one your street falls in decides which sales a buyer compares you with. See South Oak Bay homes for sale, or give me a street name and I'll tell you its area.
What parks and beaches are in Oak Bay?
Willows Beach is the best known: a sandy beach at Willows Park, off Beach Drive at Dalhousie Street, with its main entrance at the end of Bowker Avenue. Dogs are not allowed on the beach from May 1 to September 30. An oceanside walkway links it to Cattle Point and Uplands Park, which protects 30.6 hectares of Garry oak meadow with one of Canada's highest concentrations of rare plants. Anderson Hill Park and Henderson Park add more green space inland. If one park is the reason you are looking at Oak Bay, tell me which, and I'll show you the streets within an easy walk of it.
How much are property taxes in Oak Bay, and when are they due?
Your bill comes from your home's assessed value and the rates Oak Bay sets each year, so it moves with both. The 2026 taxes had to reach the District by 4:30 p.m. on July 2, 2026. Oak Bay's tax collection bylaw adds a 10% penalty on any unpaid current taxes after the due date, and the Home Owner Grant, now claimed through the Province, has to be in before the due date to avoid penalty on that portion too. For this year's rates and your own figure, check your tax notice or oakbay.ca, and your accountant for anything personal. Buying mid-year? I build the adjustment into your numbers.
Can I add a suite or garden suite to my Oak Bay home?
Often yes, under rules Oak Bay updated in June 2024. A secondary suite sits inside the home with its own kitchen, bathroom and entrance, and Oak Bay's single-family zones allow one per home. Its Infill Housing Program also allows detached accessory dwelling units, such as a coach home over a garage, with R-1 lots allowing a suite and up to two of them. Every option needs a building permit, three or four units need an Infill Residential Development Permit, and tree or Uplands design permits can apply. Confirm your lot with Oak Bay Planning before you buy or build. Buying for a suite? Ask me to check its permits first.
Should I buy in Oak Bay or in nearby Fairfield or Saanich?
It comes down to the rules and the bill, not just the street. Oak Bay is its own municipality, so its zoning, infill program, permits and tax rates differ from the City of Victoria next door in Fairfield and from Saanich to the north. Oak Bay and Fairfield both sit in School District 61, while parts of Saanich fall in SD 63. Two similar houses a few blocks apart can carry different tax bills and different options for a suite or extra units. Tell me what you plan to do with the home, and I'll compare the rules on each side before you choose.
