Henderson Homes for Sale and Home Values
Henderson is the northern part of the District of Oak Bay, where the land rises toward the University of Victoria. Henderson Park, with its par 3 golf course, sports fields and the Henderson Recreation Centre, sits on Cedar Hill Cross Road, and Oak Bay's plan marks a small village node at Cedar Hill Cross and Henderson Road. Housing is mainly detached homes, many from the mid-1900s. Here is how I value them.
Selling in Henderson
In Henderson, value is built on the lot and the paperwork as much as the house. Buyers weigh lot size under Oak Bay's 2024 infill rules, whether a suite was signed off, and what an older house needs: oil tank, drains, wiring, roof. They also compare across the line into Saanich. I price from matched sales, what is competing now and what buyers chose instead. BC Assessment is background only.
Three questions before you sell in Henderson
- Does your lot clear 280 square metres, and do you know what Oak Bay's infill rules would allow on it?
- Has your suite, if you have one, ever had its final inspection?
- If a buyer chose a Saanich home a few blocks away instead of yours, what would the reason be?

Henderson FAQ
Selling your Henderson home
How much is my Henderson home in Oak Bay worth?
It depends on your lot, the era of the house and how much has been redone, because in Henderson those three things separate one sale from the next. An Oak Bay average blends Uplands waterfront with Village condos, so it says little about a detached home near Henderson Road. I match your home with sales that share its lot size, age, condition and suite status, set them against what a buyer could tour instead this month in Oak Bay and nearby Saanich, and give you a written range showing every comparable I used. Ask for your written Henderson value.
Is my BC Assessment the same as my Henderson home's market value?
No. BC Assessment values every Oak Bay property for tax, as of a date that has already passed, usually without anyone stepping inside. It cannot tell an original 1950s kitchen from a permitted renovation, or a signed-off suite from one that never had a final inspection. Use it as background only. Buyers pay based on recent sales of homes like yours and on what they could buy instead that week, here or across the line in Saanich. Two Henderson homes with similar assessments can sell very differently for those reasons. Ask for your written value and I'll show you every sale I used next to your assessment.
Can my Henderson lot sell for what Oak Bay's infill rules allow?
It can attract more buyers, but only if the lot qualifies and the listing says what is confirmed. Under Oak Bay's Infill Housing Program adopted in June 2024, lots over 280 square metres can hold up to four units and smaller lots up to three, while heritage-designated parcels are limited to two without a Heritage Revitalization Agreement. Three or four units need an Infill Residential Development Permit, and protected trees can need a Tree Permit. A builder will check every point, so I confirm zoning, lot size and heritage status with Oak Bay first. Wondering what your lot allows? Send me the address.
How do I sell a Henderson house with a secondary suite?
Start with the paperwork, because in Oak Bay a suite counts as authorized once its building permit work is inspected and closed with an occupancy permit or final inspection. Oak Bay allows one secondary suite inside a one-family home in its single-family zones, and a buyer's lender and lawyer will ask for that record early. A suite without it can still sell, but a buyer will price in the risk. Then decide whether it sells tenanted or vacant, because that picks your buyer, and your lawyer confirms any tenancy notice rules. Not sure your suite was signed off? Ask me to check before you list.
Should I renovate my older Henderson home before selling, or sell as is?
Usually skip the big renovation and settle what an inspector will flag. Many Henderson buyers are pricing in their own plans, or the lot under the infill rules, and neither pays you for a kitchen they intend to replace. What costs you is doubt: an old oil tank, ageing perimeter drains, original wiring or a tired roof, which turn into price cuts once a buyer's inspector finds them. Paint, lighting and a tidy garden cost little and show care. I walk the house with you and sort each item into fix, disclose or leave. Ask me for that walk-through before you hire anyone.
What do buyers compare a Henderson home with?
Often homes across the municipal line as much as in Oak Bay. A buyer touring Henderson may also be looking at North Oak Bay and the Uplands, and at Saanich neighbourhoods such as Cedar Hill and Gordon Head, where the zoning, permits and tax rates differ. Each offers something different: lot size, schools, the walk to Henderson Park or the drive to the University of Victoria. Your home sells when it wins that comparison on what that buyer cares about. Before we list, I line up the homes a buyer at your price could see instead. Ask me which ones yours would face.
Living in Henderson
Is Henderson a good place to live in Oak Bay?
It suits people who want a detached home in Oak Bay with a sports park, a recreation centre and the University of Victoria close by. Henderson is the northern part of Oak Bay, where the land rises to over 70 metres, with Henderson Park and its recreation centre on Cedar Hill Cross Road, and Oak Bay's plan marks a small neighbourhood village at Cedar Hill Cross Road and Henderson Road. Housing is mainly detached homes, many from the mid-1900s. Tell me what you need day to day, and I'll tell you honestly whether Henderson or another part of Oak Bay fits better.
Where is the Henderson neighbourhood in Oak Bay?
Henderson is in the north of the District of Oak Bay, toward the University of Victoria, which Oak Bay's community plan says is partly in Oak Bay. The Victoria Real Estate Board splits Oak Bay into six areas: Uplands, Estevan, Henderson, North Oak Bay, South Oak Bay and Gonzales, and files these homes as Ob Henderson. Henderson Road and Cedar Hill Cross Road run through it, and Saanich lies beyond its northern and western edges. The board draws the exact lines, so give me a street name and I'll confirm which area, and which municipality, it is in.
What is at Henderson Park in Oak Bay?
Henderson Park is an 8.28 hectare sports park at 2291 Cedar Hill Cross Road. It has a wooded par 3 golf course that runs from March through late November, soccer and baseball fields, tennis courts that need paid bookings from April to September, and a jogging trail with an outdoor fitness circuit and a playground. The Henderson Recreation Centre adds a gymnasium, a fitness centre and a children's activity room. Dogs must be leashed in most areas and are not allowed on the golf course or trail. If being able to walk here matters, tell me, and I'll show you homes within an easy walk.
What school catchment is Henderson in Oak Bay?
Henderson is in the Greater Victoria School District, SD 61. Schools in SD 61's Oak Bay pathway include Willows School, a dual-track English and French Immersion K to 5 school at 2290 Musgrave Street, Margaret Jenkins Elementary, Monterey Middle School at 851 Monterey Avenue and Oak Bay High at 2121 Cadboro Bay Road. Because Henderson sits near the Saanich border, a home's catchment depends on its exact address, not on being in Oak Bay, and catchments can change. Check any address with SD 61's School Locator before you write or accept an offer. Tell me which school matters and I'll check each home against it.
How far is Henderson from UVic and downtown Victoria?
The University of Victoria is close, since Oak Bay's plan says the campus is partly in Oak Bay and Henderson is the municipality's northern area. Downtown Victoria is farther, a drive west across Oak Bay and the City of Victoria. For any address, the honest answer is the trip at the hour you'd actually travel, so test the drive, cycle or BC Transit ride at rush hour before you commit, and check the current BC Transit trip planner for the stop nearest the home. Tell me where you work or study and I'll narrow the list to the streets that make that trip easy.
How much are property taxes in Henderson, and when are they due?
Your bill comes from your home's assessed value and the rates Oak Bay sets each year, so it moves with both. For 2026, Oak Bay taxes had to reach the District by 4:30 p.m. on July 2, and Oak Bay's tax collection bylaw adds a 10% penalty on current taxes unpaid after the due date. The Home Owner Grant is claimed with the Province before the due date. A home a few blocks away in Saanich pays Saanich's rates on a different bill. Check your notice or oakbay.ca for this year's figure, and your accountant for anything personal. Buying mid-year? I build the adjustment into your numbers.
