Vic West Homes for Sale and Home Values

Vic West sits across the harbour from downtown, between the Gorge Waterway and Victoria Harbour, with Esquimalt to the west. Its waterfront is master-planned condo areas, Songhees, Dockside Green, the Railyards and Bayview Place, while the older streets west of Alston Street hold houses, duplexes, homes with suites and townhomes. Victoria West and Songhees combined recorded 217 home sales (MLS data via Lofty, October 2025 to September 2026), across two very different markets.

Selling in Vic West

In Vic West, the first pricing question is which of its two markets your home sits in. A Songhees or Dockside Green condo is compared with units in the same building and across the bridge downtown. A house on the older streets is compared on lot, suite, condition and distance to the Gorge, the trails and Westside Village. I price from matched sales in your market, what is competing now and what buyers chose. BC Assessment is background only.

Three questions before you sell in Vic West

  • Is your buyer comparing your home with downtown condos across the bridge, or with houses in Esquimalt?
  • For a condo: what will a buyer's lawyer find in your strata minutes and depreciation report?
  • For a house: was your suite built with a permit, and can you show it?

Vic West FAQ

Selling your Vic West home

How much is my Vic West home worth?

It depends first on which Vic West you own in: a condo in Songhees, Dockside Green, the Railyards or Bayview Place, or a house on the older streets west of Alston. Victoria West and Songhees combined recorded 217 home sales (MLS data via Lofty, October 2025 to September 2026), and a condo and a house in that count sell to different buyers. For a condo I match sales in your building and across the bridge downtown. For a house I match lot, suite, condition and distance to the Gorge and Westside Village, then check what is listed today. You get a written range with every comparable shown. Get your written Vic West value.

How do I sell a Songhees or Dockside Green condo?

Sell it against the units a buyer will tour the same week, which often includes downtown buildings a short walk over the Johnson Street Bridge. The strata package decides a lot: the Form B shows fees, special levies and the reserve fund, and the depreciation report shows what work is coming. I read both before we price so nothing surprises a buyer's lawyer. Then the marketing leads with what your unit has that the others don't, such as a harbour view, the Westsong Walkway at the door, parking or storage. Selling soon? Send me your strata documents and I'll tell you what a buyer will ask first.

Does Victoria's new zoning change what my Vic West house is worth?

It can, but only for what your lot can actually support. The City of Victoria's plan now allows ground-oriented and low-rise housing up to four storeys in residential areas, and its General Residential Zone covers most of them. Whether your lot qualifies depends on its zoning, size, servicing, any heritage status, and the City's tenant protection bylaw if renters live there. Buyers pay for what is confirmed, not what is hoped. I check your property on VicMap and with Development Services before the listing mentions any potential. Curious what your lot allows? Send me your address and I'll start there.

How do I sell a Vic West house that has a suite?

Decide first whether it sells with the tenant or empty, because that decides your buyer. An owner who wants help with the mortgage may welcome a tenant, while a buyer moving family in wants vacant possession, and ending a tenancy follows the Residential Tenancy Act's rules and timelines. The City of Victoria requires a building permit for a secondary suite, so a buyer's first question is whether yours had one. I check the City's permit record with you before the listing goes live, and your lawyer confirms tenancy steps. Not sure about your suite's paperwork? Ask me before you list.

What do buyers compare my Vic West home with?

A Vic West condo buyer can just as easily choose downtown or James Bay, since all three are a walk from the Inner Harbour. A Vic West house buyer may also be weighing Esquimalt next door. Knowing which list your home is on tells you what to stress: the bridge walk to downtown, the Gorge and Banfield Park, the Galloping Goose, a suite, a yard. I pull the actual competing listings for your price before we write a word of the marketing. See the other side of the comparison on our Esquimalt homes page.

When should I list my Vic West home for sale?

List when your home is ready and your next move is sorted, then time the launch around the competition. In Vic West that means two different checks. For a condo, how many units are listed in your building and the ones beside it, because a buyer will tour them together. For a house, what is listed on the older streets and in Esquimalt at your price. The same home can look like the best choice one week and the third choice the next. I watch both before we pick a date. Want to see what you would be up against today? Enter your address at the top of this page.

Is my BC Assessment what my Vic West home will sell for?

No. BC Assessment values every property in bulk for tax purposes, as of a date that has already passed, usually without seeing inside. It is background, not a price. Buyers in Vic West pay for things the assessment barely sees: a harbour view from one side of a building and not the other, a permitted suite, a newer roof, the walk to Banfield Park or the bridge. Two units with the same assessment in the same Songhees building can sell for different amounts. I price from matched sales and today's competition. Ask for your written value and I'll show you both numbers.

Living in Vic West

Is Vic West a good place to live?

It is if you want waterfront trails and a walk to downtown without living in the core. Vic West sits between the Gorge Waterway and Victoria Harbour, with Banfield Park, Vic West Park, Westside Village and the Galloping Goose all inside it, and the Johnson Street Bridge leads straight downtown. You choose between harbourfront condos and quieter older streets of houses and townhomes. Victoria West and Songhees combined recorded 217 home sales (MLS data via Lofty, October 2025 to September 2026). That shows buyers keep choosing it, not that it fits you. Tell me whether you want a condo or a yard and I'll narrow the streets.

What parks and trails are in Vic West?

Banfield Park on the Gorge Waterway is the centre of it, with a swim and paddle dock, a playground, tennis and basketball courts, community gardens, a leash-optional dog area and the Vic West Community Centre. Vic West Park has sports fields, a skate park and a community garden, and Barnard and Songhees Parks are close by. The Galloping Goose crosses the Selkirk Trestle, the E&N Rail Trail runs through, and the Westsong Walkway follows the Songhees shoreline. If one of these is why you're looking, tell me which and I'll show you homes within an easy walk of it.

What school catchment is Vic West in?

Vic West is in Greater Victoria School District 61, and Victoria West Elementary is in the neighbourhood. The district's in-catchment pathway chart places Victoria West Elementary in the Esquimalt family, with Rockheights and Shoreline middle schools and Esquimalt High School. Which school a specific home is zoned for still depends on its exact address, and catchments can change, so confirm it with SD 61 by address before you make or accept an offer. French Immersion has its own entry rules. If a school is the reason you're buying, tell me which one and I'll check homes against it.

How easy is the commute from Vic West to downtown Victoria?

For most of Vic West it is a short walk, ride or bus. The Johnson Street Bridge and Bay Street Bridge connect it to downtown, and the Selkirk Trestle carries the Galloping Goose over the Gorge for cyclists. The City's neighbourhood plan identifies Esquimalt Road, Craigflower Road, Skinner Street and Tyee Road as frequent transit corridors. Bridge openings and rush-hour traffic can still change a driving time, so test the trip at the hour you would actually travel before you commit. Tell me where you work and I'll show you which side of Vic West makes the easiest trip.

Can I add a suite or garden suite to a Vic West house?

Often, but confirm it for your lot first. The City of Victoria allows secondary suites and backyard garden suites, both intended as long-term rental housing and both needing a building permit. A heritage alteration permit may also be needed if the home sits in a heritage conservation area, and some older Vic West streets carry heritage buildings. Lot size, zoning and servicing decide what fits. Check your address on the City's VicMap or with Development Services before you buy or build. Looking at a house for its suite potential? Send it to me and I'll check what the City allows before you offer.

What is the difference between Songhees and the rest of Vic West?

Songhees, Dockside Green, the Railyards and Bayview Place are master-planned areas built on former industrial land, mostly higher-density condos and townhomes, each under a master development agreement with the City. The rest of Vic West, mainly west of Alston Street, is lower-scale and tree-lined, with older houses, duplexes, suites and heritage buildings, plus Westside Village and Craigflower Village for shopping. Choose between them by lifestyle first: harbour views and the Westsong Walkway, or a yard and a quieter street. Tell me which you want and I'll show you what has sold there.

What should I check before buying a Vic West condo?

Read the strata documents before you remove subjects. The Form B shows fees, special levies, the reserve fund and any legal proceedings. The depreciation report shows what major work is coming, and BC stratas with five or more lots can no longer vote to skip one. Minutes show leaks, repairs and disputes. Long-term rental bans are not allowed in BC stratas, but short-term rentals are limited by the Province's principal residence rule and can be banned by bylaw. Your lawyer confirms what it all means for you. Found a Songhees unit you like? Send me the listing and I'll ask for the documents.
