Esquimalt Homes for Sale and Home Values

Esquimalt is the township just west of Vic West and downtown Victoria, edged by Esquimalt Harbour, the Gorge Waterway and the ocean, with CFB Esquimalt as its largest employer. The Victoria Real Estate Board splits it into six MLS neighbourhoods, from Saxe Point to Gorge Vale. Homes range from older bungalows on full lots and houses with suites to townhomes and condos near Esquimalt Road and West Bay. Esquimalt recorded 271 home sales (MLS data via Lofty, October 2025 to September 2026).

Selling in Esquimalt

An Esquimalt average mixes a West Bay condo, a Rockheights bungalow and a townhome off Esquimalt Road, and those sell to different buyers for different reasons: a lot with suite or multi-unit potential, a walk to the water, or a low-upkeep building. I price from Esquimalt sales matched to your type of home, add Vic West or View Royal sales when the local set is thin, and use BC Assessment as background only.

Three questions before you sell in Esquimalt

  • Who is your home really for: a first-time buyer, someone posted to the base, a downsizer near the water, or a buyer who wants a lot with suite potential?
  • Does your parcel qualify for more units under Esquimalt's 2024 zoning, and can you show a buyer the Township's answer?
  • When a buyer compares your home with a newer townhome at a similar price, what makes yours the better choice?

Esquimalt FAQ

Selling your Esquimalt home

How much is my Esquimalt home worth?

It depends on what kind of Esquimalt home you own and who is likely to buy it. Esquimalt recorded 271 home sales (MLS data via Lofty, October 2025 to September 2026), and that count mixes condos near Esquimalt Road and West Bay, townhomes, and older houses on full lots near Saxe Point, Rockheights and Gorge Vale. With that few sales, I choose comparables carefully: same type, similar lot, age, condition and suite status, then sales across the line in Vic West or View Royal when Esquimalt alone is too thin. I check them against what is listed today. Get your written Esquimalt home value.

Does CFB Esquimalt affect how I should sell my home?

It can shape who your buyer is, so plan for it. CFB Esquimalt is the Township's largest employer, which means some buyers here are relocating for a posting, possibly from across the country and on a fixed move date. A buyer like that may decide from photos, video and documents before seeing the house in person. So I make sure the listing answers their questions remotely: floor plan, video walk-through, suite paperwork, and a possession date that can flex. None of that hurts a local buyer either. Selling in Esquimalt and want to reach out-of-town buyers? Ask me how I'd present your home.

How do I sell an Esquimalt house with a suite?

Confirm the suite's paperwork first, because a buyer counting on rent will ask for it before anything else. The Township says adding a suite may need a building permit, and its Development Services team can confirm what is on record for your address. A permitted suite and an unpermitted one are priced as different homes. Then decide whether it sells with the tenant or vacant, since an owner-occupier and an investor want different things, and ending a tenancy follows the Residential Tenancy Act. Your lawyer confirms the tenancy steps. I check the records with you before we list. Unsure of your suite's status? Ask me first.

Does Esquimalt's new zoning make my lot worth more?

It might, if a buyer can see exactly what your lot allows. Under the Province's small-scale multi-unit housing law, Esquimalt amended its zoning so single-family and two-family parcels of 280 square metres or less can hold up to three units, and parcels between 280 and 4,050 square metres up to four. The Township's overlay map shows which parcels qualify, and design, setbacks and servicing still limit what fits. Buyers pay for confirmed potential, not hope. I check your parcel with the Township before the listing mentions any of it. Curious what your Esquimalt lot allows? Send me your address.

How do I sell an Esquimalt home with a garden suite?

Lead with the rules it was built under, because buyers will ask how they can use it. Esquimalt calls these detached accessory dwelling units, allowed in the rear yard up to 65 square metres, and they can't be stratified and sold separately. The Township's page also says the owner must live in either the suite or the main house, so confirm with Development Services whether that still applies to your property. That rule decides whether an investor can buy it. Rentals under 30 days are not allowed. I gather the permits before listing. Selling a home with a garden suite? Send me the address first.

How do I sell an Esquimalt condo or townhome?

Sell it against the units a buyer will tour the same week, which can include Vic West and View Royal buildings at a similar price. Then have the strata documents ready before the first showing: the Form B, the depreciation report, recent minutes, bylaws and the insurance summary. Buyers compare complexes on fees, upcoming work, parking, outdoor space and pet rules, so I read your package first and lead the listing with what your complex does better. Your strata manager supplies the documents and your lawyer explains anything legal. Selling an Esquimalt condo soon? Send me your building name and I'll tell you what buyers will ask.

Should I get an inspection before selling my older Esquimalt house?

If your house is several decades old, a pre-listing inspection is usually worth considering. It surfaces what tends to come up late in older homes: an oil tank in the yard, perimeter drains, the roof, the electrical panel and the foundation. Knowing first lets you fix it, disclose it or price for it, rather than renegotiating against a subject deadline. A scan confirms whether a buried tank is there, and lenders and insurers often ask. I line up a qualified inspector and we decide together what to do with the findings. Selling an older Esquimalt bungalow? Ask me what I'd check first.

Is my BC Assessment what my Esquimalt home is worth?

No. BC Assessment is a mass valuation for property tax, set on a past date and usually without anyone seeing inside your home. Use it as background. Buyers decide on what comparable Esquimalt homes sold for and what else they could buy this month, and in a small market that can include Vic West or View Royal. A house with a permitted suite, an updated electrical system or a lot that qualifies for more units can sell well apart from a neighbour with the same assessment. Want to see your assessment beside real comparables? Ask for your written value and I'll show you both.

What does it cost to sell a home in Esquimalt?

Plan for the commission in your listing agreement, legal fees, your mortgage payout and any prepayment charge, moving costs and any repairs or preparation you choose. Esquimalt property tax is adjusted on the completion date, and taxes unpaid after the July due date carry a 10 per cent penalty, so check that your account is current before you sell. For a condo, ask whether a strata levy is coming. Before you decide, I write up an estimate of costs and what you would keep. Your lawyer and accountant confirm the legal and tax side. Want your own net estimate? Enter your address at the top of this page.

Living in Esquimalt

Is Esquimalt a good place to live?

It is if you want the ocean, big parks and a short trip to downtown Victoria without living in the core. The Township describes itself as five minutes from downtown, with over 30 parks, beaches and green spaces, the West Bay walkway, and CFB Esquimalt as its largest employer. It recorded 271 home sales (MLS data via Lofty, October 2025 to September 2026). That shows steady buying, not that it suits you. The choice inside Esquimalt is between condos and townhomes near Esquimalt Road and older houses on quieter streets. Tell me which you want and I'll show you the streets that fit.

What parks and beaches are in Esquimalt?

Saxe Point Park has forested trails, beach access and views of the Olympic Mountains. Macaulay Point has trails, former military bunkers and views over the Strait of Juan de Fuca. Fleming Beach has a small sandy beach and a boat launch, and Buxton Green has a waterfront walkway along the breakwater. Esquimalt Gorge Park on the Gorge Waterway has a rose garden, a nature house and waterside paths, and Highrock Park is the Township's highest point, with an off-leash area. If one park is why you're looking, tell me which one and I'll show you homes within an easy walk of it.

What school district is Esquimalt in?

Esquimalt is in Greater Victoria School District 61. Macaulay Elementary, Rockheights Middle School and Esquimalt High School are in the Township, and the district's in-catchment pathway chart puts them in the Esquimalt family of schools with Victoria West, Craigflower and View Royal elementary schools and Shoreline Middle School. Which school a home is zoned for depends on its exact address, and catchments can change, so confirm with SD 61 by address before you make or accept an offer. French Immersion has its own pathways. If a school is your deciding factor, tell me which one and I'll check homes against it.

How much are property taxes in Esquimalt?

Your bill comes from your home's assessed value and the rates the Township sets each year. Esquimalt property taxes are due on the first business day in July, which was July 2 in 2026, and a 10 per cent penalty applies to unpaid current-year taxes at the close of business that day. The Home Owner Grant is claimed with the Province every year, and the Township says you must apply each year to avoid penalties and interest. Check your notice or esquimalt.ca for this year's rates. Buying mid-year? Your lawyer adjusts tax on completion, and I include it in your numbers.

Can I add a suite or garden suite in Esquimalt?

Often, depending on your parcel. Esquimalt's 2024 zoning changes let single-family and two-family parcels hold up to three units on 280 square metres or less and up to four on larger lots up to 4,050 square metres, using suites, garden suites, triplexes or townhomes. Detached suites go in the rear yard, up to 65 square metres, and can't be stratified. A building permit may be needed for an interior suite. Check your parcel on the Township's map and with Development Services before you buy or build. Buying an Esquimalt house for its suite potential? Send it to me and I'll check it first.

Can I run a short-term rental in Esquimalt?

Not right now. Rentals of under 30 days remain prohibited in Esquimalt until the Township updates its bylaws. Council has directed staff to draft rules that would allow short-term rentals only in the operator's principal dwelling, with secondary and garden suites excluded, and the Township says that direction has not yet been implemented. So if you're buying with nightly rental income in mind, plan for long-term tenants instead, and check esquimalt.ca for changes before you remove subjects. Buying a home with a suite? Ask me to run the numbers on a long-term rental before you write an offer.

How far is Esquimalt from downtown Victoria?

Close. The Township describes itself as five minutes from downtown Victoria, and its eastern edge borders Vic West. The West Bay walkway includes a boardwalk between Esquimalt and Victoria, the Galloping Goose Regional Trail passes through the area for cyclists, and BC Transit buses connect Esquimalt with downtown. Drive times still change with bridge openings and rush hour, so test the trip at the hour you would travel before you commit. Work at the base or downtown?
