Old Esquimalt Homes for Sale and Home Values

Old Esquimalt is the historic heart of the Township, around Esquimalt Road, Old Esquimalt Road and the streets that run down toward West Bay. Municipal Hall at 1229 Esquimalt Road faces Memorial Park, a heritage site since 1995, and Captain Jacobson Park on Head Street looks over West Bay Marina. Expect older detached houses, some with suites, on streets a short walk from Esquimalt Road's shops, the Town Square and library, and the West Bay walkway into Victoria.

Selling in Old Esquimalt

In Old Esquimalt, value comes from the house's age and condition, its distance from Esquimalt Road, whether a suite is permitted, and what the lot allows under the 2024 zoning. A restored character house and a tired one on the same street sell to different buyers. I price from Esquimalt sales matched on those points, add Vic West when the set is thin, and use BC Assessment as background only.

Three questions before you sell in Old Esquimalt

  • Would a buyer see your house as a character home to live in or a lot to rebuild, and which one pays you more?
  • Do you have the records for your older house's wiring, drains and oil tank before a buyer asks?
  • Is your street's walk to Esquimalt Road and West Bay a selling point or a noise concern for your buyer?

Old Esquimalt FAQ

Selling your Old Esquimalt home

How much is my Old Esquimalt home worth?

It depends on what your house is to a buyer: a character home to live in, an income property, or a lot with room for more units. Old Esquimalt is a small MLS area around Esquimalt Road and Old Esquimalt Road, so few sales a year means an average can mislead. I choose comparables matched on age, condition, lot, suite status and distance from Esquimalt Road, widen to the rest of Esquimalt or Vic West when needed, and check them against today's listings. BC Assessment is background only. Get your written Old Esquimalt home value.

How do I sell an older character house in Old Esquimalt?

Find out what an inspector will find before a buyer's inspector does. In an older house, the usual questions are the electrical system, perimeter drains, the roof, the foundation and whether an oil tank is buried in the yard. A pre-listing inspection lets you fix, disclose or price for each one, instead of renegotiating against a subject deadline. Then sell the character with evidence: original details, updates with permits, and what has been replaced and when. Ask the Township whether your house has any heritage designation before you plan work. Selling an older Old Esquimalt house? Ask me what I'd check first.

How do I sell an Old Esquimalt house with a suite?

Confirm the suite's permit status first, because it decides who buys and at what price. The Township says adding a suite may need a building permit, and Development Services can tell you what is on record for your address. In an older house, a suite added years ago without permits is common enough that a careful buyer will ask. Then decide on tenant or vacant possession: a first-time buyer who needs the rent and an investor want different things, and your lawyer confirms any notice under the Residential Tenancy Act. I check the records with you before we list. Unsure what's on file? Ask me first.

Will a builder pay more for my Old Esquimalt lot?

Sometimes, if the lot qualifies and the house has little value left to the next owner. Under BC's small-scale multi-unit housing law, Esquimalt's zoning now lets single-family and two-family parcels of 280 square metres or less hold up to three units, and parcels from 280 to 4,050 square metres up to four. Setbacks, design rules and servicing still decide what fits. A builder prices the land; a family prices the house. I check your parcel with the Township, then compare both kinds of buyer before we choose how to market it. Want to know which buyer pays more for yours? Send me your address.

Does being close to Esquimalt Road help or hurt my sale?

Both, depending on the buyer, so I price against homes the same distance from it. A short walk to Esquimalt Road's shops, the library and buses suits a buyer without a second car or one posted to CFB Esquimalt. A house right on the corridor has more traffic and noise than one a few streets toward West Bay. Comparing your home with a quieter street's sales, or a busier one's, skews the number. I match on location within the neighbourhood and show buyers the walk with real distances, not adjectives. Want to see how your street's location compares? Send me your address.

What does it cost to sell a home in Old Esquimalt?

Plan for the commission in your listing agreement, legal fees, your mortgage payout and any prepayment charge, moving costs and the preparation you choose. On an older house, a pre-listing inspection or an oil tank scan may be worth adding. Esquimalt property tax is adjusted on the completion date, and taxes unpaid after the July due date carry a 10 per cent penalty, so check your account is current. Before you decide, I write up what you are likely to keep after costs. Your lawyer and accountant confirm the legal and tax side. Want your own estimate? Enter your address at the top of this page.

Living in Old Esquimalt

Is Old Esquimalt a good place to live?

It is if you want an older house on a walkable street, with Esquimalt Road and the West Bay waterfront close by. Municipal Hall, Memorial Park, the Town Square and the library are along Esquimalt Road, and the West Bay walkway includes a boardwalk into Victoria. CFB Esquimalt is the Township's largest employer, and the Township describes Esquimalt as five minutes from downtown. The trade-off is that older houses carry older-house upkeep, and busier streets carry traffic. Buyers often compare it with Vic West. Tell me how you want to live and I'll narrow the streets.

What can I walk to from Old Esquimalt?

Esquimalt Road is the spine: Municipal Hall at 1229 Esquimalt Road, Memorial Park across from it with its First World War cenotaph and 1937 Coronation Oak, and the Town Square and library nearby. Toward the water, Captain Jacobson Park on Head Street looks over West Bay Marina, Paradise Park on Paradise Street has a playground, and the West Bay walkway follows the shore toward Victoria. Propeller Park at Canteen and Esquimalt roads marks the area's shipbuilding history. Which of these matters most to you? Tell me and I'll sort Old Esquimalt homes by the walk to it.

What school catchment is Old Esquimalt in?

Old Esquimalt is in Greater Victoria School District 61, and the catchment for any home is set by its exact address. SD 61's in-catchment pathway chart lists Esquimalt's family of schools: Macaulay and Victoria West elementary leading to Rockheights Middle School and Esquimalt High School, and Craigflower and View Royal elementary leading to Shoreline Middle School. Homes near the Vic West edge may be in a different elementary catchment than homes further west, and the chart is older, so confirm with SD 61's school locator before you write an offer. Tell me which school matters and I'll check each home.

How far is Old Esquimalt from downtown Victoria?

Close. Esquimalt Road runs east from Old Esquimalt into Vic West and on to the Johnson Street Bridge, and the Township describes Esquimalt as five minutes from downtown. The West Bay walkway includes a boardwalk between Esquimalt and Victoria for walking or a slow ride, and BC Transit buses connect Esquimalt Road with downtown. Bridge traffic and rush hour still change the drive, so test the trip at the hour you'd travel before you commit. Work downtown or at the base? Tell me where and I'll show you which Old Esquimalt streets make the easiest trip.

Can I run a short-term rental in Old Esquimalt?

Not at the moment. Rentals of under 30 days remain prohibited in Esquimalt until the Township updates its bylaws. Council has directed staff to draft rules that would allow short-term rentals only in the operator's principal home, with secondary and garden suites excluded, and the Township says that direction is not yet in place. So if an Old Esquimalt house with a suite appeals for nightly income, plan the numbers on long-term tenants instead, and check esquimalt.ca before you remove subjects. Buying for rental income? Ask me to run the long-term numbers before you write an offer.

Old Esquimalt or Vic West: which should I buy in?

It depends on whether you want an older detached house in a township or the City of Victoria's mix of condos and houses next to downtown. Old Esquimalt is in the Township of Esquimalt, with its own zoning, suite rules and property tax. Vic West is in the City of Victoria, closer to the Johnson Street Bridge. The West Bay walkway links the two. I set listings from both side by side on house type, lot, suite status and walk to what you use daily, not on averages. Torn between them? Tell me what you need nearby and I'll show you both, starting with Esquimalt.
