Saxe Point Homes for Sale and Home Values
Saxe Point is the oceanfront corner of Esquimalt, named for the 7.5 hectare park at the end of Fraser Street, with Fleming Beach on Munro Street, Buxton Green and Macaulay Point a short walk along the shore. Streets like Fraser, Munro and Bewdley lead to the water, and the Esquimalt Adventure Park sits at 527 Fraser Street. Expect detached houses on quiet residential streets, some with views over the Strait of Juan de Fuca, a few minutes from Vic West and downtown Victoria.
Selling in Saxe Point
In Saxe Point, value is built street by street: how close the home sits to the park and the shoreline, whether it has a real ocean or mountain view, the lot, and whether a suite or more units are confirmed. I price from Esquimalt sales matched on those points, widen to Vic West when the local set is thin, and use BC Assessment as background only.
Three questions before you sell in Saxe Point
- If a buyer walks from your door to Saxe Point Park, what do they pass, and does your listing show it?
- Is your view something a buyer sees from the main living space, or only from one window?
- Has the Township confirmed what your lot allows, or would a buyer be guessing?

Saxe Point FAQ
Selling your Saxe Point home
How much is my Saxe Point home worth?
It depends on your view, your lot and how close you are to the water, more than on the Saxe Point name. This is a small MLS area around Saxe Point Park, Fleming Beach and Macaulay Point, so few homes sell here in a year and an average would mislead you. I choose comparables that match your view, lot size, age, condition and suite status, widen to the rest of Esquimalt or Vic West when the local set is too thin, and check them against what is listed today. BC Assessment stays background. Get your written Saxe Point home value.
Does an ocean view add value to my Saxe Point home?
Usually, but only by what buyers have actually paid for a similar view. A home that looks over the Strait of Juan de Fuca to the Olympic Mountains is not the same product as one a block inland, even on the same street. The mistake is guessing the premium. I set sales with a comparable view beside sales without one, show you the difference in writing, and photograph the view from where you actually live, not from the one window that catches it. Your view is evidence, not an adjective. Want to know what your view is worth to a buyer? Send me your address and I'll pull the comparisons.
How do I sell a Saxe Point house with a suite?
Get the suite's paperwork in order before anything else, because a buyer counting on rent asks for it first. The Township says adding a secondary suite may need a building permit, and Development Services can tell you what is on record for your address. A permitted suite and an unpermitted one sell as different homes. Then decide whether it sells with the tenant or vacant: an owner-occupier near the park and an investor want different things, and ending a tenancy follows the Residential Tenancy Act, which your lawyer confirms. I check the records with you before we list. Unsure of your suite's status? Ask me first.
Does my Saxe Point lot qualify for more units?
It may, and a buyer will pay for it only once it is confirmed. Under BC's small-scale multi-unit housing law, Esquimalt amended its zoning so single-family and two-family parcels of 280 square metres or less can hold up to three units, and parcels from 280 to 4,050 square metres up to four. The Township's overlay map shows which parcels qualify, and setbacks, design rules and servicing still limit what fits. On a street near the shoreline, a builder and a family may both want your lot for different reasons. I check your parcel with the Township before the listing says a word. Send me your address.
Should I renovate my older Saxe Point house before selling?
Fix what a buyer notices in the first photo and think hard before a full renovation. Paint, lighting, gutters, the garden and a tidy entry cost little. A new kitchen often doesn't return its cost, and some Saxe Point buyers want the lot, the location and the walk to the park, then plan their own changes. The exception is anything that reads as a problem: an oil tank, drains, the roof or the electrical panel can cost more in negotiation than the repair. I walk through with you and write a short list of what to do and what to skip. Want that list for your house? Book a walk-through.
When is the best time to sell a home in Saxe Point?
When your home is ready and your next move is lined up, then timed against the homes you would compete with. I don't have Saxe Point sales data that proves one month beats another, so I won't sell you a season. What I check is competition: the live Saxe Point listings on this page, plus similar homes in Esquimalt and Vic West the week we plan to launch. One comparable house on Fraser or Munro Street can change how buyers see yours. If the park and water are part of your pitch, take shoreline photos in the good months, even if you list later. Want to see your competition now? Enter your address at the top of this page.
Is my Saxe Point house on Esquimalt's heritage register?
Only if your address is on the Township's list, so check before you list: Esquimalt keeps two levels and they mean different things. Esquimalt's Community Heritage Register, set up in 2010, lists 28 buildings and sites, and 14 of them are also protected by heritage designation, a bylaw that gives long-term legal protection. Changes to a designated building may need a Heritage Alteration Permit. On Munro Street, the street that leads to Fleming Beach, 1179 Munro is a designated site. The register list and map on esquimalt.ca show each address, and your lawyer confirms title. I check your address before the listing calls the house heritage, or not. Own an older Saxe Point house? Send me the address.
Living in Saxe Point
Is Saxe Point a good place to live?
It is if you want the ocean and big parks on your doorstep with downtown Victoria close by. Saxe Point Park has forested trails, beach access and views of the Olympic Mountains, and Fleming Beach, Buxton Green and Macaulay Point are along the same shoreline. The Township describes Esquimalt as five minutes from downtown, and CFB Esquimalt is its largest employer. The trade-off is fewer shops on your street; Esquimalt Road has them. Buyers often weigh it against James Bay or Vic West. Tell me which way of living you want and I'll show you the streets that fit.
What parks are near Saxe Point in Esquimalt?
Saxe Point Park is the anchor: about 7.5 hectares at the end of Fraser Street, park land since 1934, with forested trails, beach access, lawns and picnic tables. Fleming Beach on Munro Street has a small sandy beach and a boat ramp, and leads to Buxton Green's walkway and breakwater. Macaulay Point, reached from Fleming Beach or Clifton Terrace, has old military bunkers and rare plants, so dogs stay on its paths. The Esquimalt Adventure Park at 527 Fraser Street has a splash pad in summer. Want a home within an easy walk of one of them? Tell me which and I'll filter for it.
What school catchment is Saxe Point in?
Saxe Point is in Greater Victoria School District 61, and your exact catchment is set by your address, not the neighbourhood name. On SD 61's in-catchment pathway chart, Esquimalt's family of schools includes Macaulay and Victoria West elementary schools leading to Rockheights Middle School and Esquimalt High School. That chart is older and catchments can change, so confirm any address with SD 61's school locator before you write an offer. French Immersion follows its own pathway. If one school is the reason you are buying here, tell me which, and I'll check each Saxe Point home against it before you book a showing.
Can I add a suite or garden suite to a Saxe Point house?
Often, depending on your parcel. Esquimalt's 2024 zoning changes allow up to three units on single-family and two-family parcels of 280 square metres or less, and up to four on parcels up to 4,050 square metres, through suites, garden suites or small multiplexes. A detached garden suite goes in the rear yard, up to 65 square metres, and can't be stratified and sold separately. An interior suite may need a building permit. Check the parcel on the Township's map and with Development Services before you buy or build. Looking at a Saxe Point house for its suite potential? Send it to me first.
How do I get from Saxe Point to downtown Victoria?
Most people go along Esquimalt Road, which runs east through Esquimalt into Vic West and over the Johnson Street Bridge downtown. The Township describes Esquimalt as five minutes from downtown, BC Transit buses connect the two, and the West Bay walkway includes a boardwalk between Esquimalt and Victoria for walking or a slow ride. Bridge traffic and rush hour change the drive, so test it at the time you would travel before you commit. Work at the base or downtown? Tell me where and I'll show you which Saxe Point streets make the easiest trip.
Can I run a short-term rental in Saxe Point?
Not at the moment. Rentals under 30 days remain prohibited in Esquimalt until the Township updates its bylaws. Council has directed staff to draft rules that would allow short-term rentals only in the operator's principal home, with secondary and garden suites excluded, and the Township says that direction has not yet been put in place. A home near Saxe Point Park may look ideal for visitors, but plan the numbers on long-term tenants, and check esquimalt.ca for changes before you remove subjects. Buying with a suite in mind? Ask me to run long-term rental numbers before you write an offer.
Which buses serve Saxe Point in Esquimalt?
Two BC Transit routes serve this end of Esquimalt. Route 15 Esquimalt / UVic lists a stop at Esquimalt Road and Head Street and runs via Fort Street downtown and on to UVic. Route 25 Maplewood / Tillicum Centre lists stops at Dunsmuir Road and Head Street and at Admirals Road and Esquimalt Road, then reaches downtown at Johnson and Broad. Timetables show timing points, not every stop, so check the stop nearest the house in BC Transit's trip planner before you count on it. The West Bay walkway is the car-free option toward Vic West. Commuting without a car? Tell me where you work and I'll check each Saxe Point home against the route.
