Glentana Homes for Sale and Home Values

Glentana is one of five View Royal MLS neighbourhoods, named for Glentana Road, with nearby streets such as Hallowell Road and Aldersmith Place. It sits in a Town that takes in Thetis Lake Regional Park, Portage Inlet and Victoria General Hospital, with the Trans-Canada Highway as the main link toward Victoria and the West Shore. Recent listings include both detached homes and numbered strata units. Below: live listings, how value is built here, and answers for sellers and buyers.

Selling in Glentana

One MLS neighbourhood like Glentana may not have enough identical sales to set a price on its own. I start with the closest Glentana sales, widen to matched homes in nearby View Royal neighbourhoods, and adjust for lot, age, condition and suite. Then I check what a buyer could buy this week in View Royal, Colwood and Esquimalt. BC Assessment is background only.

Three questions before you sell in Glentana

  • Which recent Glentana or nearby View Royal sales truly match your home's lot, age and condition?
  • Is your home detached or a strata unit, and is it priced against the right set of sales for that type?
  • Does your lot qualify for a suite or more units under View Royal's 2024 zoning, and can you show a buyer the proof?

Glentana FAQ

Selling your Glentana home

How much is my Glentana home worth?

It depends on finding enough true matches, because one MLS neighbourhood like Glentana may not produce enough identical sales in a year to price from alone. I start with Glentana sales on streets like Glentana Road and Hallowell Road, then widen to matched homes elsewhere in View Royal, adjusting for lot, age, condition and suite. A strata unit and a detached house are priced from separate sets of sales. I check the result against what is listed today and give you a written range with every comparable shown. Get your written Glentana home value, or enter your address at the top of this page.

How do I sell a Glentana townhome or strata unit?

Price it against the units a buyer will tour that same week, which can include complexes in Colwood, Langford and Esquimalt. Have the strata documents ready before the first showing: the Form B, the depreciation report, two years of minutes, the bylaws and the insurance summary. Buyers compare monthly fees, upcoming repairs, parking, storage and pet and rental rules line by line. I read your package before we list so nothing surprises a buyer's lawyer, then lead the listing with what your complex does better than the alternatives. Selling a Glentana strata home? Send me the complex name and I'll tell you what buyers will ask.

How do I sell a Glentana house with a suite?

Confirm which type of suite you have first, because View Royal treats them differently. A Type 2 suite was permitted before September 1, 2007, was never inspected to BC Building Code standards, and needs an annual permit renewed by March 1. A suite approved through a building permit is the other type. A buyer's lender will ask which you have, and a lapsed Type 2 permit can mean code upgrades before it counts as legal. I check the Town's records with you before we list, so the suite supports your price. Not sure of your suite's status? Ask me before you list your Glentana home.

Does View Royal's 2024 zoning change what my Glentana lot is worth?

It can, but only for what your lot is confirmed to allow. View Royal's Zoning Amendment Bylaw No. 1135, adopted June 18, 2024, permits a minimum of three, four or six units on lots zoned only for a single-family home or duplex, depending on location and size, plus secondary and garden suites. Form and character development permits are required. A buyer pays for what they can verify, not for a rumour, so I check your Glentana lot on the Town's housing map before the listing mentions any potential. Curious what your lot allows? Send me your address and I'll check it first.

What do buyers compare a Glentana home with?

Other View Royal neighbourhoods first, then Colwood and Esquimalt, because a buyer shopping your price range can tour homes across several MLS neighbourhoods in one weekend. Some will weigh your home against a newer build on the West Shore, others against an older home closer to Victoria. Your listing has to answer why Glentana: the yard, the condition, a suite, the trip to Victoria General Hospital or the highway, and the Gorge Waterway at the end of Shoreline Drive. I list the homes your buyer will tour, then position yours against them. Want that list for your home? Send me your address and I'll build it.

Should I renovate my Glentana home before selling?

Usually not a major renovation. Start by fixing what an inspector will flag: roof, drainage, electrical, a tired furnace, leaks and rot. Then compare your home with the listings a buyer will tour at your price in View Royal. If those homes show updated kitchens and yours doesn't, paint, lighting and flooring can narrow the gap for far less than a full remodel. Don't spend on changes a buyer won't pay for. I walk through your Glentana home with you and rank each fix by cost and likely effect before you spend anything. Planning updates before selling? Ask me to walk it with you first.

Is my BC Assessment what my Glentana home is worth?

No. Your 2026 BC Assessment reflects market value as of July 1, 2025, set for property tax, usually without anyone seeing inside. Treat it as background. A buyer pays based on recent matched sales and on what else they can tour this month, and in Glentana a townhome on Glentana Road and a detached house near the Gorge Waterway need separate comparables even with similar assessments. Condition, a permitted suite and a lot that qualifies for more units under View Royal's 2024 zoning can all move the real number. If you disagree with the assessment itself, the 2026 appeal deadline was February 2. Ask for your written value to see both side by side.

Living in Glentana

Is Glentana in View Royal a good place to live?

It is if you want the Gorge Waterway close by and a short trip into Victoria. Streets listed under Glentana include Glentana Road, Hallowell Road, Admirals Road, Craigflower Road, Shoreline Drive and part of the Island Highway. Shoreline Drive has a Town kayak access point to the Gorge, Craigflower Manor stands at 110 Island Highway, and Shoreline Community Middle School is on Shoreline Drive. Housing includes detached homes and strata homes, such as the complex at 1500 Glentana Road, built in 1978. The choice is often yard versus low upkeep. Tell me which matters more, and I'll show you the Glentana homes that fit.

What parks and trails are near Glentana?

The Gorge Waterway is the one on Glentana's doorstep. Shoreline Drive, one of the streets listed under Glentana, has a Town kayak access point to the Gorge, a calm, protected paddling area that is part of a federal Migratory Bird Sanctuary. Craigflower Manor, a Provincial Heritage Site built in 1856, sits at 110 Island Highway overlooking the water, and the Town's Craigflower Bridge fishing platform is used year-round. Elsewhere in View Royal, Portage Park has beach access, paved paths, an off-leash area and a link to the Galloping Goose. Walking times depend on your street, so send me your address and I'll map the route.

What school catchment is Glentana in?

Glentana is in Greater Victoria School District 61, like the rest of View Royal. Eagle View Elementary on Talcott Road and View Royal Elementary are both in the Town, and the district's pathway chart places View Royal Elementary in the Esquimalt family of schools, ending at Esquimalt High School. Which school a Glentana home is zoned for depends on its exact address, and catchments change, so confirm with SD 61 by address before you write or accept an offer. If a school decides your search, tell me which one and I'll check each address with the district before you book a showing.

Can I add a suite or garden suite in Glentana?

Often, if the lot qualifies. View Royal permits one secondary suite in most zones that allow a single-family home, inside the main building and installed through a building permit, and it can't be stratified or sold separately. Since the Town's June 2024 zoning changes, garden suites and three, four or six units are possible on many single-family and duplex lots, depending on location and size, with a form and character development permit. Strata units follow their own bylaws. Suites can't run as Airbnb-style stays. Buying a Glentana house for suite income? Send me the address and I'll check the lot with the Town first.

How much are property taxes in Glentana?

Your bill comes from your home's assessed value and the rates View Royal sets each year, so two Glentana homes can pay quite different amounts. For 2026, the Town's taxes were due by 11:59 p.m. on Thursday, July 2, with a 10 per cent penalty on unpaid taxes or unclaimed Home Owner Grants from 12:01 a.m. on July 3. The grant is claimed directly with the Province. Check the seller's notice or viewroyal.ca for this year's rates. Buying mid-year? Your lawyer adjusts tax on completion, and I build it into your monthly cost before you write an offer.

How far is Glentana from downtown Victoria?

Not far: the Town puts View Royal about six kilometres west of Victoria, and Glentana's streets include Craigflower Road, Admirals Road and the Island Highway, so most trips start on one of those. By bus, BC Transit's Route 14 Vic General / UVic runs via Craigflower Road between Victoria General Hospital and downtown, and Route 25 Maplewood / Tillicum Centre stops at Admirals Walk Shopping Centre and, on some trips, Shoreline Community Middle School. Cyclists can use the Galloping Goose. Traffic changes by hour, so test the trip when you would really travel. Working at the hospital? I'll compare Glentana with the Hospital Area for that commute.

Is there a middle school near Glentana?

Yes. Shoreline Community Middle School is at 2750 Shoreline Drive, and Shoreline Drive is one of the streets listed under Glentana. It is a Greater Victoria School District 61 school, and SD 61 lists it as one of four middle schools offering Late French Immersion for grades 6 to 8, which any grade 6 student in the district can apply to enter. The school also runs a Big Canoe program, and BC Transit's Route 25 serves it on some trips. Being close does not decide the catchment, so confirm the school for your exact address with SD 61. Tell me which school matters and I'll check your shortlist.

Can I rent my Glentana suite or townhome on Airbnb?

Not a suite. View Royal says a secondary suite can't be used for commercial overnight stays such as Airbnb, whatever the length, so suite income in Glentana means long-term tenants under BC's Residential Tenancy Act. For a townhome or condo in a strata complex such as 1500 Glentana Road, read the bylaws first: BC law still lets a strata ban or limit short-term rentals and fine up to $1,000 a day, while since November 24, 2022 a strata can't restrict long-term rentals. So budget on monthly rent, not nightly rates. Buying in Glentana for rental income? Send me the address and I'll check the suite permit and strata bylaws before you offer.
