View Royal Homes for Sale and Home Values

View Royal is the town between Esquimalt and Saanich on one side and Colwood and Langford on the other, with Thetis Lake, Portage Inlet and Esquimalt Harbour at its edges and Victoria General Hospital off Helmcken Road. The Victoria Real Estate Board splits it into five MLS neighbourhoods. Homes range from older houses on larger lots to newer townhomes, condos and waterfront. View Royal recorded 226 home sales (MLS data via Lofty, October 2025 to September 2026).

Selling in View Royal

Buyers don't shop View Royal as one market. Someone coming from the West Shore compares your home with Langford and Colwood new builds. Someone coming from Victoria compares it with Esquimalt and Saanich. Which buyer you attract decides your comparable set, and the comparable set decides your price. I work from matched sales, what is competing now and what buyers chose, and use BC Assessment as background only.

Three questions before you sell in View Royal

  • Is your home competing with a new build in Langford or an older home in Saanich, and have you priced for the right one?
  • If your home has a suite, is it a Type 2 suite with a current annual permit or one approved through a building permit?
  • What does your lot let a buyer do, under View Royal's 2024 zoning, that a townhome at the same price doesn't?

View Royal FAQ

Selling your View Royal home

How much is my View Royal home worth?

It depends on which buyer your home attracts, because View Royal sits between two markets. A buyer coming from the West Shore compares it with Langford and Colwood homes, and a buyer coming from the core compares it with Esquimalt and Saanich. View Royal recorded 226 home sales (MLS data via Lofty, October 2025 to September 2026), so I match your home's type, lot, age, condition and suite status within View Royal first, then add sales from the neighbouring market your buyer is really shopping. I check that against what is listed today and give you a written range. Get your written View Royal home value.

Is my View Royal home competing with new builds in Langford and Colwood?

Often, yes, if your buyer is coming from the West Shore side. So your listing has to answer one question: why this home instead of a new one down the highway? The answers are usually things a new build can't offer yet: a mature yard, a finished basement, a permitted suite, an established street, a shorter trip toward Victoria and moving in now. I price against matched View Royal resales, then check what new Langford and Colwood homes a buyer would tour at the same price. Want to know which buyer your home attracts? Send me your address.

How do I sell a View Royal house with a secondary suite?

Find out which type of suite you have, because View Royal treats them differently. A Type 2 suite was permitted before September 1, 2007, was never inspected to BC Building Code standards, and needs an annual permit renewed by March 1. If it lapses, any work to bring it up to code needs a building permit, and a new owner has to contact Building Services. A suite approved through a building permit is the other type. A buyer's lender will ask which you have. I check the Town's records with you before we list. Not sure of your suite's type? Ask me first.

Does View Royal's new zoning make my lot worth more?

It might, but only for what your lot is confirmed to allow. In June 2024 View Royal adopted Zoning Amendment Bylaw No. 1135, which permits secondary and garden suites and a minimum of three, four or six units on lots zoned only for single-family homes or duplexes, depending on location and lot size. The Town's map shows which applies, and form and character development permits are required. Buyers pay for what they can verify, so I check your lot with the Town before the listing mentions potential. Curious what your View Royal lot allows? Send me your address and I'll start there.

How do I sell a home near Thetis Lake or the water in View Royal?

Show the location as carefully as the house, because that is what this buyer is paying for. View Royal takes in Thetis, McKenzie, Pike and Prior lakes and parts of Esquimalt Harbour and Portage Inlet, so I photograph the walk or drive to the lake, the beach or the trail, not just the rooms. Waterfront and lake-area homes can raise questions about drainage, shoreline work and permits, so we gather any reports and approvals before listing. Your lawyer answers anything on title. Selling near the water or the trails? Ask me how I'd present your home to the buyer who wants that.

How do I sell a View Royal townhome or condo?

Sell it against the units a buyer will tour that week, which can include complexes in Colwood, Langford and Esquimalt at a similar price. Have the strata documents ready before the first showing: the Form B, the depreciation report, recent minutes, bylaws and the insurance summary, plus any remaining home warranty paperwork on a newer building. Buyers compare fees, upcoming work, parking and pet rules closely. I read your package first so nothing surprises a buyer's lawyer, and lead the listing with what your complex does better. Selling a View Royal townhome soon? Send me the complex name and I'll tell you what buyers will ask.

Will highway noise affect selling my View Royal house?

It can if it goes unaddressed, so deal with it directly. The Trans-Canada Highway and the Island Highway both run through View Royal, and a buyer will notice traffic on a showing. I visit at different times of day, then decide how to present the home: good windows, a private back yard, hedging, or a house set well back from the road all count. The listing doesn't hide it, because disclosure builds trust and avoids a surprise after an offer. Pricing comes from matched sales with similar exposure. Selling near a busy road? Ask me what I'd check before we write the listing.

Is my BC Assessment what my View Royal home is worth?

No. BC Assessment is a mass valuation for property tax, set on a date that has passed, usually without anyone seeing inside. Treat it as background only. Buyers decide on what comparable homes sold for and what else they could buy this month, and in View Royal that can mean West Shore new builds or older homes in Saanich and Esquimalt. A permitted suite, a lake or trail location, or a lot that qualifies for more units can separate two homes with the same assessment. Want to see your assessment beside real comparables? Ask for your written value and I'll show you both.

What does it cost to sell a home in View Royal?

Plan for the commission in your listing agreement, legal fees, your mortgage payout and any prepayment charge, moving costs and any preparation you choose. Property tax is adjusted on the completion date, and View Royal applies a 10 per cent penalty to taxes unpaid after the July due date, so make sure your account is current. If you have a Type 2 suite, its annual permit should be up to date too. Before you decide, I build a written estimate of costs and what you would keep. Your lawyer and accountant confirm the legal and tax side. Want your own estimate? Enter your address above.

Living in View Royal

Is View Royal a good place to live?

It is if you want lakes, trails and the hospital close by, with a trip to either Victoria or the West Shore. The Town is about six kilometres west of Victoria, covers roughly 2,500 hectares, and takes in Thetis, McKenzie, Pike and Prior lakes, with Victoria General Hospital off Helmcken Road. View Royal recorded 226 home sales (MLS data via Lofty, October 2025 to September 2026). That shows buyers keep choosing it, not that it suits you. Inside the Town the choice is between older homes on larger lots, newer townhomes and condos, and homes near the water. Tell me which you want and I'll narrow it.

What are the neighbourhoods in View Royal?

The Victoria Real Estate Board splits View Royal into five MLS neighbourhoods: Glentana, Hospital, Prior Lake, Six Mile and View Royal. The Town itself uses eight planning precincts: Atkins, Burnside, Craigflower, Harbour, Helmcken, Hospital, Thetis and Wilfert, grouped by topography, roads, natural areas and housing age. So a listing may say one name and a neighbour another. Buyers often compare View Royal with Esquimalt, Colwood and the Saanich side of Portage Inlet. Tell me what you want near you, the lake, the hospital or the harbour, and I'll show you which area fits.

What parks and trails are in View Royal?

Thetis Lake Regional Park is the big one, with hiking trails, swimming and fishing. Portage Park has beach access, paved paths, an off-leash dog area and a playground, and View Royal Park adds a paved walking loop and outdoor exercise equipment. Helmcken Centennial Park has tennis courts and a playground, and Knockan Hill Park on the Saanich boundary has forested trails and viewpoints. The Galloping Goose Regional Trail and the 13.5 kilometre E&N Rail Trail both run through the Town. If one of these is your reason for looking, tell me which and I'll show you homes within easy reach.

What school district is View Royal in?

View Royal is in Greater Victoria School District 61. Eagle View Elementary at 97 Talcott Road, View Royal Elementary and Shoreline Community Middle School are in the Town. The district's in-catchment pathway chart puts View Royal Elementary in the Esquimalt family, ending at Esquimalt High School, and Eagle View lists Marigold, Shoreline and Esquimalt as its French Immersion pathway. Which school a home is zoned for depends on its exact address, and catchments change, so confirm with SD 61 by address before you make or accept an offer. If a school decides your search, tell me which and I'll check homes against it.

How much are property taxes in View Royal?

Your bill comes from your home's assessed value and the rates the Town sets each year. For 2026, View Royal property taxes were due by 11:59 p.m. on Thursday, July 2, and a 10 per cent penalty applied to unpaid taxes or unclaimed Home Owner Grants from 12:01 a.m. on July 3. The grant is claimed directly with the Province, and the Town advises applying before the due date. Check your notice or viewroyal.ca for this year's rates. Buying or selling mid-year? Your lawyer adjusts property tax on completion, and I include it in your numbers before you decide.

Can I add a suite or garden suite in View Royal?

Often. View Royal permits secondary suites in most zones that allow a single-family home, one per house, inside the main building and installed through a building permit. A suite can't be stratified or sold separately. Separate units are garden suites, and since the Town's June 2024 zoning changes, many single-family and duplex lots can hold three, four or six units depending on location and size, with a form and character development permit required. Some lots can't meet the Zoning Bylaw and Building Code, so check yours with Building Services before you buy or build. Buying for suite potential? Send me the address first.

Can I rent my View Royal suite on Airbnb?

No. The Town says a secondary suite can't operate as commercial overnight accommodation, such as vacation or Airbnb-style stays, regardless of how long the stay is. Suites here are for long-term tenants, and tenancy questions fall under BC's Residential Tenancy Act. So if you're buying a View Royal home with a suite to help with the mortgage, run the numbers on long-term rent, not nightly rates, and confirm the suite's permit type before you remove subjects. A lapsed Type 2 suite can need code upgrades. Buying a home with a suite? Ask me to check its permit status before you write an offer.

How far is View Royal from downtown Victoria?

The Town puts itself about six kilometres west of Victoria, with Colwood and Langford on the other side. The Trans-Canada Highway and the Island Highway are the main road links, and the E&N Rail Trail and the Galloping Goose give cyclists off-road routes toward both downtown and the West Shore. BC Transit buses serve the Town. Traffic on the highway corridor changes a lot by hour, so test the trip at the time you would actually travel before you commit. Work at Victoria General Hospital, downtown or on the West Shore? Tell me where and I'll show you which part of View Royal makes it easiest.
